Turn Opposers to Supporters: Tips for Engaging Elected Officials and Stakeholders to Overcome NIMBYs
Tuesday, August 27 at 3:45pm
Moderator: Suzanne Cabrera, CFRE
Speakers: Christic Henry, George Kruse, Jon D. Brown, Ellen O'Conner, John Rodriguez
Session Summary:
Too often, housing advocates struggle to gain the support of local elected officials as well as neighbors in their plans to increase housing for those most in need. When they do, at times they are met with concerns about public perceptions, lack of funding or the desire to maintain the status quo of neighborhoods. In this interactive session, participants will explore proactive strategies to address NIMBY (Not In My Backyard) opposition in housing and community development projects, emphasizing the importance of community engagement, building trust, collaboration, and understanding with stakeholders, and getting to yes with your local officials by properly framing the request.
I look forward to interacting with attendees and co-presenters on this topic... and I promise to go live📸😊. #innovation#affordability#accessibility#attainable#housingforall#community#value#trustbuilding#consensusmatters#annualhousingconference#FHC
Why Community Land Trusts Matter for Our Future
I had the chance to attend LISC San Antonio’s event on community ownership, and it really hit home how important Community Land Trusts (CLTs) are for fair and just development.
Julia Duranti-Martínez from LISC NYC talked about how community ownership can give people the power to stop displacement and keep local businesses and organizations in place. It’s about helping BIPOC-led businesses, and community groups have a real shot at staying in their neighborhoods by owning affordable spaces.
The panel, featuring experts like Juleny Santa Cruz, M.Ed. (ROC USA), Crystal Requejo (MEXICAN AMERICAN UNITY COUNCIL, INC), and Nadia Mavrakis (Culturingua) moderated by Julia, discussed how CLTs allow communities to protect their spaces, build wealth, and shape their own future. This conversation was a great reminder that ownership isn’t just about land or buildings—it’s about empowerment and economic justice.
If we want lasting change, we need more CLTs in our communities.

THE HISTORY AND PRESENT STATE OF THE AFFORDABLE HOUSING INDUSTRIAL COMPLEX IN AMERICA CAN BE SUMMED UP IN ONE WORD: BROKEN
#HOMELESSNESS IS THE RESULT OF DECADES OF THE FAILURE TO BUILD AFFORDABLE HOUSING FOR ALL.
DON'T BE FOOLED BY SLICK PROMOTIONAL POSTS THAT MAKE IT SEEM LIKE YOUR LOCAL, STATE OR FEDERAL GOVERNMENT ELECTED AND APPOINTED OFFICIALS ARE SOLVING THE AFFORDABLE HOUSING CRISIS.
WHEN IT COMES TO AFFORDABLE HOUSING, THE PUBLIC AND TAXPAYERS MUST ASK: AT WHAT COST TO THE TAXPAYERS AND HOW LONG IS THE AFFORDABILITY PERIOD?
EVERY TAXPAYER SHOULD BE ASKING THEIR ELECTED AND APPOINTED OFFICIALS THE FOLLOWING QUESTIONS:
1. How much local, state, and federal funding, tax credits, density bonus increase, waivers of impact fees, or other government benefit or incentive did the project receive?
2. What is the affordability period for each project and, if the affordability period is not in perpetuity or permanent, WHY NOT?
3. What guarantees exist that tenants in the affordable housing units will not be displaced after an "affordability period expires?
Any LOCAL, STATE or FEDERAL official that does not MANDATE "permanent" affordability periods or affordability "IN PERPETUITY" for any project receiving some government benefit is commiting MALFEASANCE and should quit, be removed from office or be terminated.
IN MOST CASES WHEN IT COMES TO AFFORDABLE HOUSING, the public and taxpayer are being fooled into thinking their elected and appointed officials are solving problems, when in fact, all hey have done is "KICK THE CAN DOWN THE ROAD" to burden a future generation with the same problem or crisis!

Community Development Entities (CDEs) employ distinctive investment strategies and areas of focus; some prioritize specific communities or cities, while others concentrate on particular types of investments, such as real estate or operating businesses.
As a CDE, NTCIC supports historic preservation efforts that deliver much-needed services and opportunities to our country’s most under-resourced communities.
Whether it is educational development programs using the arts, quality primary and mental health care, workforce training programs, or developments that create quality and accessible jobs, our investments are helping to shape the future of communities in need by preserving the past.

The work done here highlights the choice of language we use.
Early on in our journey to build the framework for TheGrowthApp we built several paths for growth, but came up against an interesting scenario…
Whoever we spoke with told us that without adequate housing the chances of failing and returning through those revolving doors was extremely high.
We re-analysed what we were missing as we had built these principles on the Norwegian system where reoffending rates were as low as 19%
In Norway - a place to call home is a standard offering, whereas here in the UK as many as 30% a month can be released with a tent and homeless.
We added Home to our framework and chose not to call it a house.
We cannot expect a different outcome by doing the same thing again and again.
We support the Joseph Rowntree Foundation (JRF) and its efforts to build public support as this offers all of us safer communities in the long run.
🗣️ "By using proven strategies to tell a compelling story, we can help people to believe that change is possible and worth calling for"
🏡 Our homes are so much more than just four walls. Decent and affordable homes enable people to build the foundations on which they can thrive. And so, how we talk about homes can help people understand the solutions to our housing crisis.
🤝 At JRF we’re committed to narrative change, which is why we’ve worked in partnership with Nationwide Foundation and FrameWorks UK to deliver proven guidance on how to talk about homes. Our practical and effective framing strategies help tell a compelling story, so that more people see that change is possible and worth calling for.
