We have been featured in Property Industry Eye for our latest data showing the likely impact of new EPC targets in the private rental sector. Our analysis shows that 63% of privately rented homes in England, Scotland, and Wales will need upgrades to meet the government's proposed energy efficiency standards by 2030. This equates to more than 2.3 million homes, with a significant proportion located in London and the South East. Giles Mackay, our founder, highlights the need for a straightforward and beneficial green finance scheme for landlords to support these upgrades, noting the importance of avoiding complex processes. 🏠 Residential landlords in England and Wales, did you know there’s funding available to help improve your property’s Energy Performance Certificate (EPC) rating? These grants and loans can cover costs for upgrades like insulation, heating systems, and energy-efficient windows. Boosting your EPC rating not only helps meet upcoming regulations but can also lower energy bills and increase tenant appeal🌍💡 Check with local councils or government schemes for available funding options. #LandlordTips #EPCFunding #EnergyEfficiency #SustainableRenting

🌍 Energy Efficiency: The Next Big Thing in Property Investment! 🏠 Did you know that around 18 million homes in the UK are not energy-efficient, which directly impacts their value and rental potential? Recent regulations require that all new rental properties have an EPC rating of at least 'E', with proposals for this to rise to 'C' by 2025 for new tenancies and 2028 for all tenancies. For investors, this means two key opportunities: Value Increase: Properties with higher EPC ratings are in higher demand, offer lower energy costs, and can command higher rental incomes. Compliance and Avoidance of Fines: Ensuring your properties meet or exceed these requirements will keep you ahead of regulatory changes and avoid potential penalties. Keeping up with these changes is crucial for staying competitive in the property market. #PropertyInvestment #EPC #EnergyEfficiency #RealEstate #Sustainability

With an election weeks away, there have been a number of EPC stories in the news. We've rounded a few of them up for you below. Rightmove surveyed over 14,000 homeowners and renters and launched its pre-election report. Their research shows a decline in landlords planning to make energy-efficiency upgrades to properties with lower EPC ratings. Their lettings expert Christian Balshen, commented: “Landlords need clarity around any legislation that may come in, but also need help with incentives such as bigger, more widely accessible grants or tax savings, as these, in turn, will help tenants.” 👉Read the full report here: https://loom.ly/4XUfdh0 This week The Guardian took a deep dive on EPCs. It raised several interesting points including reducing the length of an EPC from 10 to 5 years and many other reforms. 👉Read the full article here: https://loom.ly/TO8bip4 Elmhurst Energy reports that starting June 24, 2024, new regulations will enable sharing Energy Performance Certificate (EPC) data with property stakeholders and third parties with consent. This will enhance transparency and aid energy efficiency efforts, helping reduce fuel poverty and improve property energy management. 👉Read the full article here: https://loom.ly/8Hl8m2s #ecoapproach #elmhurstenergy #theguardian #rightmove #epc #energyperformancecertificates #netzero

My take on how the Budget will impact three of Mills & Reeve's key sectors: 1. A reduction to APR/BPR may not have come as a complete surprise but the cap on 100% relief at £1mn threatens the long term viability of many family businesses. #agribusiness #landowners #inheritancetax 2. Positive news for UK energy and infrastructure. Investment in the train network, green hydrogen, carbon capture & storage etc. back-up the stated priority for the UK to become a "clean-energy superpower". #energy #netzero 3. Support for housebuilders. A focus on investment in social and affordable housing, brownfield regeneration, supporting small builders and the build-to-rent sector. #realestate #budget2024

📊 We've conducted a recent analysis revealing that nearly 18,000 commercial properties in England and Wales still have substandard energy ratings, potentially costing landlords £750 million in annual rent. Despite regulations requiring EPC ratings of E or above since April 2023, progress is slow. At the current rate, full compliance won't be achieved until 2038, missing the 2030 target by almost a decade. 🚨 Read more about the findings and their implications here: https://lnkd.in/edFKPdRA

Will UK landlords get the financial help they need to meet 2030 energy efficiency targets? The government is considering grants, interest-free loans, and tax incentives as the deadline approaches. The UK government is considering support and incentives for landlords to meet the 2030 Minimum Energy Efficiency Standards (MEES), which require properties to have an EPC rating of C. Propertymark is calling for grants, interest-free loans, and tax incentives to help landlords comply. Ed Miliband, the Secretary of State for Energy Security and Net Zero, confirmed discussions on financial aid but emphasized existing schemes like the Boiler Upgrade and Great British Insulation programs. Propertymark continues to push for tailored energy efficiency policies and clarity on exemptions for landlords. #sowenalettings #ukproperty #uklandlords #landlord #incometips #cornwall #cornwalllandlord #propertyincome #hmoproperty #buytolet #businessowners #wealth #wealthbuilding #financialfreedom #financialgrowth #cashflow #retireearly #addingvalue #successmindset #landlordmindset #income #propertymanagement #investing #freedom #news
