What do you want? A cheap land which you might face consequence or the one which you can go to bed and rest with the mind that it will increase in value . Real Estate in Nigeria is dependent on where you buy the land and the quality of your documentation. If you buy Ikoyi, your return on your Money is Two years. If you buy VI, Lekki Phase 1 your return is 4yrs. If you buy from Lekki phase 2 into Ibeju-Lekki. Your return is between 5-6 yrs. 📈 If you buy in Ikeja your return will be 6-8 yrs. 📈 Many of you don't know that there's a calculus for Real Estate. Immediately you go out of Lagos the margin get wider. I understand some of you are emotional investor. Because you grew up in Ibadan, you can't invest in Lagos. Those who grew in Osun and Ondo ahh you can't sell Lagos to them. But what you don't understand is that it can't return the value at which you bought. I don’t buy or sell any properties in Nigeria,” it got me thinking—does he mean he only invests outside the country? If that’s the case, it’s not surprising. He wouldn’t be the first person I’ve heard say this. Many people believe that investing in Nigerian real estate is either too risky or a waste of time. They see it as a game filled with scams, disputes, and unreliable systems. But is it really all bad? Yes, the industry has its challenges, but there’s also a lot of untapped potential. From land appreciation in growing cities to rental income and large-scale developments, real estate in Nigeria is far from “child’s play.” The problem is often about perception—and let’s be honest, some of that perception is justified.
