In the 20+ years that I have been working on rent control issues as a part of my appraisal practice, the same arguments are repeated by red control opponents to little effect. Rent control is one of those issues that is not driven by considerations of its long-term impact on the housing market. It’s imposition is an emotional reaction to a problem that is largely the result of previous errors made by the governments now wishing to impose controls. Proponents of rent control can trump all arguments by screaming “the rents are too damn high”, drowning out any logical analysis of its long-term impact on the housing market. Owners of mobile home parks, who have born the brunt of the rent control movement in California for the past five decades, have seen the terms of the ordinances become more stringent over time. "Feel good policies" do not work. It's like putting a bandaid on a severed artery. I recently watched a webinar by CREW National that provided excellent evidence as to why rent control accomplishes just the opposite of what it is intended to do. It was refreshing to listen to these experts in the field that provided evidence both nationally and internationally on a real problem that warrants real solutions instead of political solutions that only exacerbate the issue. People are debating will this work? They are missing the point. The main point here is this ! It doesn’t need to work! This is not about solving a problem. It’s about an ideology of “eating the rich” where the greens feel private landlords have too much wealth. It’s also about power. That’s why the Bute house agreement has been mentioned, “the Greens have power we can do these things “ and they are absolutely right on that one. The country should be asking why a party with less than 0.1% of the vote should have this power. Simple, the SNP gave them it to gain their majority. By the time decent landlords pay interest, factoring, insurance, management, repair and maintenance costs. And now redecoration every time a rental becomes vacant as the tenant will have decorated in their personal stye. There will be no margin left in it. So watch the rental market decline even further. These properties will no longer go to those who cannot afford a deposit, a mortgage or require the flexibility to move every year or so. They will go to the highest bidder where the bank of mum and dad provide a deposit and a building society lend 4 times income. Great news if your a bank or a lawyer. Dreadful news if you need a rental. Who votes for these people? In this case almost no one.

Lack of competition in any marketplace leads to rising prices, the private rental sector is no different. Landlords are selling up and investing elsewhere and at the same time demand is increasing, This government appears to have no understanding of how the private rental sector works and instead of introducing measures that will help tenants is doing the exact opposite.

It's sad how renters and landlords are used as political fodder, their livelihoods and homes at stake. The growing population needs more accommodation. Forcing tighter restrictions on business owners (Landlords) for how they should run their business, is not a solution. Just like every other regulation, all landlords will do is pivot and modify their strategy. Notice the reasons: - Owners move in. - The house is sold. - Significant repairs needed. That is still a very broad reason list. It won't change anything, but it will win VOTES for Labor and Greens. How about freeing up more land out west and focusing on making the smaller towns more livable and desirable? Organic and natural demand needs to be developed, not strange regulations.
