Grey belt is a new term introduced in the draft NPPF (consultation version 2024) which provides substantial new opportunities for landowners and developers to develop Green Belt brownfield / previously developed sites. If you have a plot of previously developed land in the green belt which might previously not have been considered appropriate for development – it may now be able to secure planning permission. There will broadly be a 3-part test to complete to demonstrate your site complies with the NPPF’s requirements. Costain Group PLC secures a contract to support the construction of the #SESRO reservoir (South East Strategic Reservoir Option), which will supplies water to customers in #London and #ThamesValley. The company will conduct clay compaction trials this summer to assess ground conditions at the proposed site. The project involves the construction of three test embankments within the reservoir footprint, each around 50 meters long, 20 meters wide, and up to 3 meters high. These trials are scheduled to be completed within six to twelve months. In addition to this project, Costain recently won a design and build contract worth over £5 million to upgrade Thames Water treatment sites in Berkshire and Hampshire. This comes after Thames Water faced a severe debt crisis last year, highlighting the critical need for infrastructure upgrades across the UK. Brownfield Regeneration - The benefits of brownfield land development. Visiting an old site in Nottingham over the weekend got me thinking about brownfield regeneration and sustainability. There are obviously many concerns about using brownfield land for development projects, a big one is possible abnormal costs. However, there can also be many benefits in opting for brownfield sites, including a cheaper price tag and with the right support, abnormal costs and risks can be understood and managed, keeping a steady check on those worrying unknowns. So other than the price tag, what are the other benefits to bringing these sites back into use? Redevelopment of brownfield sites can help reduce the impact and spread of development across our green and pleasant land, it can help to improve living conditions through inner city regeneration and can help clean up potentially disused/ abandoned contaminated sites, that could pose health and environmental risks. It can also be good PR for a developer or LPA who actively look to bring these sites back into use. So with all these benefits, why are there still so many brownfield sites left abandoned? Hardly shocking, but goes to show nothing is immune to inflation. What’s really interesting to me are these forecasts. Not to say there isn’t a strong business case for the Green Line. Especially as our population balloons. But forecasts are a garbage-in-garbage out exercise. And it would be fascinating to learn how numbers like these are derived. “The city-shaping benefits from building the core of Phase 1 remain strong. In addition to ridership numbers, the revised Phase 1 of Green Line will connect Calgarians to 162,000 jobs within walking distance of stations, remove 15,000 tonnes of GHG emissions annually and unlock a maximum potential of 70,000 housing units through strategic transit-oriented development along the alignment.” #business #financing #alberta
