We’re thrilled to announce that Preferred Homes Limited (PHL), a registered provider backed by Nuveen Real Estate, has appointed Pinnacle Group (Pinnacle) to manage over 500 extra care apartments across an initial eight UK locations.
PHL creates 100 per cent affordable extra care housing for rent, providing local authorities with a pipeline of accommodation for older people who have care needs.
The instruction marks another new relationship for Pinnacle, which also recently celebrated winning housing management contracts with Funding Affordable Homes, as well as expanding its work with Legal & General Affordable Homes.

The total UK Single Family Housing (SFH) market size (operational + pipeline) has nearly trebled since 2018.* But what do residents make of it?
We compared verified SFH resident ratings with combined Tenant/Owner ratings in new build Housing Developments.
Our data goes back to 2020, and reveals higher ratings for SFH across every category except Location. Management and Facilities ratings were seen to be key drivers for the higher overall ratings.

We are architects working with Magna Housing Ltd , Rollalong Ltd and Wiltshire Council on a Proof of Concept (PoC) use of Cat 1 offsite volumetric constructed homes built In Dorset across a range of sites in the South West.
A key challenge, opportunity and area that requires further advocacy is the;
“the MMC Interface with People and Place”
This is twofold. It echoes the literal opportunities to reduce procurement interfaces through the use of MMC and potentially prove a reduction in ongoing asset management costs and defects thereby improving the relationship between tenants and providers but also it identifies the importance of the interface between the ‘development’ and the ‘place’ .
The planning process is important and the contextualisation of homes to integrate with it’s neighbours is important – the process of contextualisation involves integrating responses to housing need, form and massing, conservation and heritage, ecology and biodiversity, drainage and parking strategies access permeability etc. i.e. everything assessed by planning. The decades of delivery of poorer volume housebuilding where communities have sometimes been ‘done too' by PLC profit driven housing solutions has left a legacy of distrust of volume house-building, which, Cat 1 Volumetric MMC (alongside other MMC solutions) often gets associated with, but we know it can respond to these planning issues in a whole range of positive ways as well as incorporating other low carbon infrastructure solutions.
Planning process suggestion
One major problem as we know is the time taken to resolving these broad ranging and complex planning issues and we have been debating if there isn’t an evolution of the outline and reserved matters (RM) processes in the use of MMC; where a slightly more detailed outline process replaces pre-app and agrees not only the principal of development, the quantity of homes, the access requirements and the developable area but also crucially confirms the mix based on housetypes to enable early manufacture and throughput of units sooner; before external detail and final site strategies are confirmed through RM. I believe this is essentially similar to a pattern book approach, and in recent work with Weymouth College for their course on “skills development in the use of MMC” we tried to enshrine this in the development of an MMC planning decision matrix. The RM application could then also contain sufficient detail to eliminate the need for a host of further condition applications. The planning process needs to be simplified but maintain its critical role of driving standards and delivering consistent policy as well as helping to coordinate a process that co-creates places with existing neighbourhoods.

It was sold with a presumption towards MMC, funded by the Affordable Homes Programme, delivers 41 x social rented and shared ownership homes in line with local wishes. It is #NetZeroReady and is focused on whole life quality with #BuildingForHealthyLives and #NationallyDescribedSpaceStandards and is warrantied by the #NHBC & is Category 1 Volumetric. 💼 The House of Commons just published a 51 page report on the current state of #sharedownership. TLDR: Shared Ownership needs fixing!

The report finds that not all shared ownership schemes are created equal. What was meant to be in theory a more affordable route into homeownership has in some cases become an “unbearable reality”. Asymmetric information, hefty service charges, complex leases, and disproportionate repairs and maintenance costs have made it extremely difficult to become full, 100% homeowners.
Let’s break down some of the key messages:
🤷🏽♀️ Lack of a reliable and easily accessible source of information: There is too much complexity with shared ownership leases leading to confusion with SO residents. There needs to be a “single, specialist source of independent and impartial advice for shared owners”
💽 Poor data collection: There is a “significant and concerning data gap” - particularly around incremental staircasing which hinders the government's ability to better understand the role which shared ownership plays within affordable housing
🪜 Low rates of staircasing to 100%: Savills estimates that only around 3% of SO residents reach full home ownership every year. Driving this low % is 1) rising monthly costs which makes staircasing unaffordable, 2) high complexity and cost involved in the actual staircasing process

Barwood Capital completes sale of 72-bed Berkshire care home scheme 🏘️✅
Barwood Capital has sold a 72-bed care home scheme in Bracknell Forest, Berkshire for an undisclosed sum to London-based Oakland Care.
The cleared 1.57-acre site, originally a church, is located 1.2 miles from Bracknell town centre and was purchased in April 2023 through Barwood’s regional property growth fund.
Planning permission was secured via delegated approval from Bracknell Forest in April 2024.
The news comes after Knight Frank’s 2024 Healthcare Report found that of the UK’s 480,000 bed spaces, 80 per cent of those homes are older than 20 years, while 20 per cent of bed spaces do not have en-suite provision.
Barwood completed the deal alongside its partner Perseus Land & Developments Limited.

I am absolutely baffled by landlords not knowing who they're handing their properties over to on 3,5,7 year leases.
"Does the provider have commissioner support?"
"How strong is their covenant?"
"How long have they been operating?"
"Have you seen their most recent set of accounts?"
"Have you been to see some of their existing houses in the area?"
Are usually all questions met with blank looks from landlords that do not understand the sector.
Would you lease your single BTL to an individual for 5 years without doing the appropriate due diligence? Then why are you allowing it with a housing provider?

The housing department's lack of understanding and motivation to address the housing problem effectively has been highlighted. Minister O'Brien is encouraged to reflect on why the department, local government system, and state agencies have consistently failed to tackle housing issues particularly when it comes to second houses where supply is ample.
In terms of the housing market landlords exiting the rental market will free up properties for purchase and enhance the home buying market. However, it's crucial to consider also supporting tenants who wish to buy out their tenancies, not just focus on providing support for new homes many can’t afford or just don’t want to buy.
Initiatives like #dwellr and similar programs cater to this aspect, but the government's lack of interest in addressing this issue raises questions as to why they are neglecting this important segment of the housing market with whatever schemes they have biased towards expensive new home purchase. Second hand homes matter too.
The Housing Commission has recommended Government consider schemes to resolve this but Government is coy. At the risk of being annoying #dwellr has tried to help too.
Note to #AnTaoiseach, #simonharris. It’s not the time for reticience but to take brave decisions which follow these recommendations and allow the private sector support the State resolve Ireland’s housing problem by also helping tenants buy out their tenancies.

This is a great blog piece by Love to Rent - summarising the fundamentals around the Single-Family Housing sector and including a great quote from Richard B.. Of course it's great to see the current significant increases in investment and delivery of houses to rent, but the proportion of the wider rental market remains very small. In view of changing demographic trends, this needs to accelerate much further and with considerable urgency if we are to truly address the growing need for good quality homes that families and households can rent reliably across the country.
As a sector we need to make the case for these homes much more strongly and coherently - aiming at an audience far beyond the sector itself. The benefits to people, households, communities and places are numerous and widespread, and I can't wait until these are generally understood by policymakers, renters and the broader public. I'm glad to be helping the sector to work towards this, and will continue to collaborate with others to progress this agenda into the future.

Our latest blog looks at why the single family housing (SFH ) sector in the UK is rapidly gaining momentum.
• Investors spent a record £1.9 billion acquiring or funding more than 6,200 homes last year.
• Single family housing investment accounted for just over 40% of all Build to Rent investment last year.
• The total size of the #SFH market, combining both operational homes and pipeline, has nearly trebled since 2018.
It seems that #BuildToRent operators are not just listening to customers, they are delivering exactly what is required.
