Main Street America and Ilana Preuss are on the money (literally & figuratively) with this - "Small-scale manufacturing – from hardware to handbags to hot sauce – creates products that are sold online as well as in person. This means that storefront settings of small-scale manufacturers have more than one source of revenue, so they are not solely dependent on foot traffic. That provides an enormous advantage in settings where foot traffic has declined. These businesses sell retail, wholesale or as part of supply chains. They sell locally, nationally and beyond – bringing dollars into the community." Adding from elsewhere - on a recent webinar Kennedy Smith noted that research of old fire insurance maps (from the era of vibrant downtowns) showed around 20% of a downtown was retail. 80% was anything but retail - maker spaces, residential and more.

In this presentation, we will provide highlights from a new book entitled Craft Breweries & Cities: Perspectives from the Field. Our goal in creating this book was to illustrate how craft breweries have helped to shape urban and community issues. It is a cross-section of research, case studies and examples of how breweries and local government have worked together to foster greater dialogue, opportunities, and understanding in communities across the country. We demonstrate how craft breweries are meaningful contributors and participants in addressing critical challenges that communities face. The book covers issues ranging from demographic and geographic trends to community, economic and workforce development to gentrification, land use, zoning, and regulations; from adaptive reuse to racial equity and sustainability; from crime to craft beer tourism. Several of our contributors will be presenting on their topics in this presentation. You will hear common themes, such as the importance of "place" as well as specific, important topics like race and equity, crime, and beer tourism. Our goal for this presentation is to provide you -- as craft beer professionals -- important considerations for building and sustaining relationships with your local government. Anyone that has started a brewery understands location is critical when it comes to regulations, permitting, attracting consumers, and thriving in that neighborhood. This is a really innovative option, but the article minimizes some of the truly significant barriers - namely, lease rates for traditional retail / restaurant spaces. Most small scale manufacturers seek out the least expensive possible spaces with as much square footage as they can afford, because the bulk of sales are online or through local distribution channels, not to walk-in foot traffic. Something that was not emphasized in the article, but that storefront property owners should strongly consider, is temporary “pop-up” uses such as these. It’s a win-win: property owners aren’t tied to a lower lease rate in the long term, and can continue to market the property to higher paying tenants, while still collecting some rent and activating the space. Many “traditional” storefront users like retail and restaurants need months of permitting for build outs and liquor licenses before they can even start work on a space. Allowing small scale manufacturing uses while a space is being marketed and after a new tenant has signed but prior to work beginning can be a great solution that generates some revenue during that period, with the added bonus that many small scale manufacturers don’t require extensive build-outs, as often times, the equipment needed can be adapted to whatever infrastructure is already in place. I hope more property owners in areas with high vacancy rates will consider options like these!

Cask Ale - what is the future? 🍺 Particularly since pub closures during Covid, behaviours have changed amongst a number of customer segments, possibly none more than Cask Ale. Despite many attempts to re-invigorate the category, this new innovation of 'Fresh Beer' may be life blood or death knell.... a brief interesting and balanced piece worth a 2 minute read... over a pint 🍺 😁 A number of pubs have seen much improved volumes and revenue by selling local quality ales at a slightly higher price, attracting new customers and increasing visits. The latest Value of Welshness research (August 2023) reflected the desire in Wales for both Welsh and visiting guests to have Welsh Cask Ale available and the willingness to pay more for it, supported by case studies from the Trade. #caskale #realale #beer #pubs #hospitality #brewers #Wales
