Hats off to Matthew Maltzoff for organising the 2nd year of the PropTech Conference last week - can't imagine how stressful those events must be to put together 💥 I really enjoyed moderating 'Seizing the Low Hanging Fruits to maximise PBSA Investment Value' & speaking on the panel 'How to Act on the Residential Market Trends Impacted by the Modern Consumer.' Key takeaways: 🙋♀️ We need accessible data across the Resi sector (as they have in Hospitality) across Single family housing, HMO, BTR, Co-living & PBSA to understand the supply breakdown on a city level, and compare that against the data on the renters in each city - what do they like/need, what can they afford & where do they want to live? 🙋♀️ The increasing cost of development and construction makes building affordable units near impossible 🙋♀️ So, until costs come down, we need to think creatively about how we can creatively use spaces & latest software to reduce rent increases YoY ie. using the latest integrated software (like Hybr & Fixflo) to replace large in-house teams to reduce staff costs, no-amenities on offer, more apartments instead of amenities, twin rooms, self-manage & self service housing (taking inspo from the US) as a way to introduce more affordable units Until the next Conference 👋
