Here are key takeaways from recent news and what I’m seeing on the ground: 𝟭. 𝗧𝗵𝗲 "𝗙𝗼𝗴 𝗼𝗳 𝗪𝗮𝗿" 𝗣𝗲𝗿𝘀𝗽𝗲𝗰𝘁𝗶𝘃𝗲: #𝗕𝗹𝗮𝗰𝗸𝘀𝘁𝗼𝗻𝗲'𝘀 𝗦𝘁𝗿𝗮𝘁𝗲𝗴𝘆 Blackstone remains bullish, but executing deals in today’s environment is no small feat. 𝗧𝗶𝗴𝗵𝘁/𝗡𝗲𝗴𝗮𝘁𝗶𝘃𝗲 𝗦𝗽𝗿𝗲𝗮𝗱𝘀: Cap rates hovering above interest rates mean spreads are often negative. 𝗖𝗵𝗮𝗹𝗹𝗲𝗻𝗴𝗶𝗻𝗴 𝗨𝗻𝗱𝗲𝗿𝘄𝗿𝗶𝘁𝗶𝗻𝗴: Long-term rates rising makes cap rate compression harder to justify. 𝗘𝗾𝘂𝗶𝘁𝘆 𝗔𝘃𝗲𝗿𝘀𝗶𝗼𝗻𝘀: Five years of underperformance in CRE and volatility keep equity cautious. Many sponsors want to transact, but few have the capital Blackstone commands. Personally, I’m grateful to have #equity ready for opportunities—but the right deal requires patience. 𝟮. #𝗠𝘂𝗹𝘁𝗶𝗳𝗮𝗺𝗶𝗹𝘆 𝗩𝗼𝗹𝗮𝘁𝗶𝗹𝗶𝘁𝘆: 𝗖𝘂𝘀𝗵𝗺𝗮𝗻’𝘀 𝗜𝗻𝘀𝗶𝗴𝗵𝘁𝘀 The multifamily sector has been a rollercoaster. Optimism reemerged in September with treasury rates in the mid-3% range but faded as rates jumped back to the low-4% range. On the ground, buyers and sellers are pausing, hoping for improvement by 2025. Seasonality is a factor, but this slowdown is more pronounced. #CushmanWakefield’s research offers a unique, field-aligned perspective. 𝟯.
