This has to be a top tip for anyone who owns any sort of property, CHECK YOUR RAIN WATER GOOD!!! Make sure they are catching the rain coming off the roof, it’s making its way into the down pipes and at the bottom it’s going to a below ground system to be taken away from the buildings. Its a bit like marble run, if it’s not working, make a little change. We don’t want to see: 1. Staining on an external wall where water is going behind or overshooting a gutter (keep your water features in your garden) 2. Dropping joints in the gutter (don’t silicone the underside of the joint) 3. Any sort of plant in the gutter (it’s not a window box) 4. The photo is a good example of longterm surface discharge, get it away from the building. (If a below ground system isn’t an option then kicking it away with a shoe or a slate is a start) 5. Below ground systems need to be flowing (a good time to check if it overflows is in the rain) “Make hay while the sun shines, check gutters while it rains” (I added the second bit!)
A previous inspection of a commercial building highlighted the impact of water on structures. A defect in the downpipe has led to significant erosion of the cobble joints and damage to the brickwork beneath the render. 🌧 Over time, this could result in structural movement due to the ground supporting the wall being washed away. Regularly check your rainwater systems: clear gutters, ensure proper slopes, and verify connections to below-ground drainage. #johnsonclark #newsletter #industryinsights #architecture #architects #design #designers #planning #RICS

Our latest whitepaper, developed in conjunction with Architecture & Design (Australia), focuses on condensation in the building envelope. When moisture accumulates in this part of the building, it can lead to mould and the deterioration of materials. Beyond structural harm, these can lead to poor indoor air quality, posing health risks to occupants. It can also impact on the longevity of the structure. With NCC2025 likely to introduce more measures to control condensation, it remains an important and relevant topic. Download the whitepaper here: https://lnkd.in/gQ9k-_3j
Condensation remains a common problem that can lead to serious damage within building structures. When moisture accumulates in walls, roofs, or other assemblies, it can lead to mould, warping, and deterioration of materials. Beyond structural harm, condensation can also compromise indoor air quality, posing health risks to occupants. Download this whitepaper for a detailed look at the National Construction Code requirements for external wall construction for Class 2 buildings that will help prevent the accumulation of excessive internal moisture. https://ow.ly/wTlO50TGneV Siniat Australia #CondensationManagement #NCC2022 #MoistureControl #FacadeSystems #WeatherDefence #Siniat #SustainableBuilding #Architects #Designers #architecture

I've come across various solutions to address vibrations from condenser banks on flat roofs, ranging from expensive to creative. Recently, I discovered what seems to be the most cost-effective option. While it may not provide a stable platform, I'm intrigued by its potential effectiveness. For those seeking the best cost-effective solution, especially in new builds, the key lies in proper framing and insulation design, starting with the architects. When considering products and materials with cost and installation difficulty in mind, what stands out as the top choice in the market? #facilitiesmanagement #construction #architecture #costeffective #innovativesolutions
