Concrete is one of the largest contributors to embodied carbon emissions in construction. As part of our commitment to achieving Net Zero, we conduct Life Cycle Analyses (LCAs) throughout the project design phase to identify opportunities for reducing carbon emissions. At our upcoming purpose-built rental development at West 4th + Macdonald, our LCAs revealed significant opportunities to reduce concrete usage. Hear more from our Director of Construction, Steve Swan, as he shares the specific construction strategies we implemented to achieve a total reduction of 100 m3 of concrete—equivalent to 10 fully loaded concrete trucks—saving 26,835 kg of CO2e!

Pan-United has long been a committed advocate for the adoption of greener building materials, such as low-carbon concrete. It is important for developers and owners to integrate whole life carbon assessment (WLCA) into the project planning. WLCA calculates both operational and embodied carbon dioxide emissions over a building's lifespan. The mainstream adoption of low-carbon concrete will take some time, but we are hopeful that key industry players are paying more attention to the need to decarbonise the built environment. Did you know that starting in 2023 in Newton, new large construction projects over 20,000 sf are required to estimate and report the embodied carbon of the building as part of their Special Permit process? Embodied carbon is the amount of carbon emitted during construction, which includes production of new materials, transportation, and disposal of old materials, etc. Newton was recently recognized for its embodied carbon regulation by the Carbon Leadership Forum in their new report on embodied carbon policy in the Northeast. #timbertuesday This week we hear from Malcolm Thomson, Managing Director at Kirkwood Timber Frame about some of the benefits of timber frame construction. He said: “A far greener alternative to the traditional build, timber has lowest embodied carbon of any building material and for each cubic metre of wood used instead generates a C02 saving of 0.9 tonnes to the atmosphere. This offers the possibility of ‘net positive buildings’ - where carbon sequestered in the timber, exceeds emissions over a building’s full lifecycle." https://lnkd.in/eKw2UKpt

We had discussions around the national housing emergency and how we are playing our part in finding solutions through sustainable construction and extremely efficient delivery methods.
