Amsterdam has imposed a moratorium on new hotels development for the umpteenth time. But now for real 🤐 . The Board of the Municipality of Amsterdam has expanded the restriction area of hotel development (Nee-tenzij gebied) to the entire city. No permit for new hotel development will be granted, unless the development of the new hotel has unprecedented contribution for the local economy and liveability and reducing impact on the total number of tourists. New hotel developments in the neighboring municipalities is a major principle of the hotel policy in orde to spread the tourists in space and time. The 'unless principle' has been a point of discussion from the start of the hotel policy. Recently a hotel developer from the dance and electronic music industry managed to convince the Municipality to grant them the "unless-exeception" for 50 shortstays in Amsterdam Nieuw-West. This new moratorium is one of the 100 measures that should help to cap the hotel overnights to 20M per year and reduce the nuissant of the mass tourism in Amsterdam. Amsterdam counted 20.6M hotel overnights in 2023. Following innovation in the construction industry is essential to neoturis, so we can keep delivering unparalleled intelligence to hotel developers and operators.   Last March Portuguese construction Grupo Casais successfully assembled a 5-storey 120-room hotel in just 14 days near Madrid, in what could be viewed as a milestone for the industry, as many of the components were produced in #Portugal and thus, exported.   Grupo Casais uses Austrian-born CREE system, which is based on modular hybrid support structures made of engineered wood and concrete, supporting prefab façade panels. Structural modules are, according to #CREE #Systems, reusable upon the building’s lifecycle.   While time will be necessary for further development towards cost-efficiency, versatility and overall appeal, the #time-#saving and #environmental #benefits seem remarkable and deserve further development. Great to see that Fastighetsvärlden has highlighted our plans in Karlskrona in a recent article. However, our plans for a potential hotel with affordable rooms is just one part of our development plan for this location, where we are planning to create a major hub with two to three quick-service restaurants with fast charging for electric vehicles. A hotel development could be a future complement, but it's only one of several components in the process of creating a flexible zoning plan.  As our COO, Johan Nielsen, mentions in the article: "Hotels are not our core business, but we believe they complement the segment well around our properties along highways in rural areas." https://lnkd.in/dUJik-Rr
