THE OFFICIAL GAZETTE BE WARNED Just because a title is placed in the Gazette (even if placed by a solicitor) it cannot be taken as genuine. It needs to be researched. If a title is being sold and the Vendor claims it to be genuine because it is registered on The Gazette, still research it. The Gazette does not guarantee that any notice of a genuine title. The Gazette is for advertising notices and does NOT guarantee the authenticity of any notices placed by individuals, companies or solicitors. MANORIAL COUNSEL LTD - NOTICES PLACED BY THEIR SOLICITORS (HATTON) ARE ALL FICTITIOUS NOTICES AND NONE ARE OF A VALID LEGAL TITLE - so, if someone is selling a title and they say that it is registered with the Official Gazette, take a look and if the Gazette Notice has details of Manorial Counsel Ltd and Hatton Solicitors, then steer clear as you’ll end up being ripped off. It will be a novelty title only. Only titles which hold a complete set of deeds should be registered on the Official Gazette. Manorial Counsel Ltd (Kevin Norris) and his complicit solicitors (Hattons) are undermining the value of those titles which hold a complete set of deeds. Spaxton Manor The manorial title of Lord of the Manor of Spaxton in the county of Somerset is legally held by Stephen Brian Else This is a full title with a complete set of deeds from when it was created. The title had remained in a family and was purchased by Stephen Brian Else on the 12th August 2022. Then why does Manorial Counsel have this title for sale on their website????? and why do Nobility.co.uk also have this title for sale on their website????? THIS TITLE IS NOT CURRENTLY FOR SALE.  THE CURRENT LEGAL HOLDER IS NOT SELLING THIS TITLE, OR AT LEAST NOT THIS YEAR. As you can see, Manorial Counsel and Nobility.co.uk are in the habit of selling other peoples titles and as a consequence it will lead to problems for them. My advice is to steer clear clear of the Manorial Counsel and Nobility.co.uk as anyone buying this title from them will be involved in legal action as well as The Gazette being informed and the Legal Ombudsman.

MANORIAL COUNSEL LTD WARNING THIS MESSAGE IS TO ALL OF THIS COMPANIES CLIENTS None of the titles you hold are valid because Manorial Counsel Ltd never owned any title that they have sold. Don't take my word for this however. Why don't you contact an independent solicitor who is knowledgeable in manorial law to find out for yourself as to whether you hold a valid title. Michael Baxendale of Newhall Solicitors in Birmingham - for example. You ill find that you have been scammed and Manorial Counsel's solicitors, Hattons, have been complicit in this by registering misleading notices on The Gazette. Only titles which hold a complete set of deeds should be registered on The Gazette. Not titles acquired illegally and that are simply in name only. NO TITLE SOLD MY MANORIAL COUNSEL IS GENUINE. EVERY TITLE IS A NOVELTY. Clients of Manorial Counsel ltd need to seek an independent solicitor as I have every intention of getting the Gazette to remove every notice and Wikipedia to remove the fraudulent entries that Hattons solicitors have registered. NO CLIENT OF MANORIAL COUNSEL LTD HOLDS A VALID TITLE. THEY ARE SIMPLY NOVELTY TITLES. BE WARNED AS IT WILL BE WIDELY KNOWN ON THE INTERNET THAT THESE TITLES ARE NOVELTY.
