The festive season in India, spanning from Ganesh Chaturthi to Diwali and beyond, has always been a catalyst for reinforcing the homebuyer sentiment. This period is traditionally seen as auspicious for making significant purchases, leading to a spike in housing demand. Healthy market dynamics combined with these cultural factors have resulted in the past few years being noteworthy for the sector. Growing purchasing power, economic incentives by the government, and enticing offers and easy payment plans by developers have further boosted residential sales in the top cities. Financial institutions also played a role by offering processing fee waivers and lower interest rates, making home loans more accessible. In our recent Q2 2024 housing report in collaboration with CREDAI National and Liases Foras, a substantial uptick in quarterly housing sales was recorded, and the projection is that the momentum will only get better during the festive season. Today, property purchases are being made for end-use purpose rather than for investment purposes; ready-to-move-in homes have been seeing higher traction. Another interesting trend is the growing interest for homes in tier 2 cities, highlighting the improving infrastructure in small towns. Several factors can be attributed to this trend – remote work models, second home investments, and an appetite for simpler living.
