Pro contractors saw a sequential improvement in 'pushback' on projects they were bidding on the last two months...after a very difficult period end of summer. An encouraging datapoint for pro remodel contractors: Pricing 'pushback' improved for two months in a row after a rough run this summer. This metric is one of the most useful indicators of shifting business conditions for pro contractors, but we need to see several more sequential improvements before we call 'turn'. 'Pushback' is when a pro bids a job, and the job is rescoped, postponed, etc. Usually due to cost. A jump in 'pushback' is an indication of softness and limited ability to pass along price increases. This summer, pro contractors saw a three standard deviation degradation in pushback, with July/August being particularly soft months. Interestingly, Pro channel switching also increased during the same period, presumably to save costs, but for other reasons too One of the indicators we publish in our research to track this shifting cycle. #housing #remodeling #buildingproducts

The lowest bidder is going to screw you over. When you’re bidding the job out, you’re going to get a range of bids. And if you simply choose the lowest one, you’re going to get burned. Think about it: it costs what it costs to do the job. The cost of materials that different contractors are buying is the same. Sure, one might get a better deal from one supplier. But generally speaking, materials like, say, lumber costs are pretty universal. The same thing applies to labor. Everybody’s paid by the hour, and it takes the same amount of hours to do the job. Yes, some people are better at it and can do the job faster than others. But when you take tens or hundreds of people performing framing, to stick with that example, on average, it’s going to be the same. Yes, some crews are less experienced than others. But if you’re picking among experienced contractors, they’re going to be roughly similar. Then, it comes down to the profit margin. Some contractors ask for greater profits than others, and that’s fine if they can get them. After all, it’s the market of supply and demand. If their work is in demand and they have the luxury of hiking up their profits, good for them. And that is the only thing you can really choose to compare contractors bids, other things being equal. Unfortunately, many contractors don't show you what their actual costs are. They throw you the total number without breaking out the components. That’s when generals have to spend time and money leveling the bids, because it’s hard to compare different proposals you get. Back to my point: the lowest bidder usually is the lowest, not because they offer the lowest profit margin but because they did not include something. And if you miss that while leveling the bids, you’re going to get slapped with change orders later. #construction #contractortalk #bidding #lowestbidder #realestatedeveloper #realestatedevelopment #firsttimedeveloper #realestatedevelopers

You heard it here first. 😉 When you begin planning your construction project, consider the advantages of negotiated work versus hard bidding to general contractors (GCs). There's more to choosing a GC than just the bottom-line price on bid day. This decision marks the beginning of what should be a lasting relationship. You'll be working closely with this team day in and day out, so it's crucial to ensure you mesh well and share similar personalities and outlooks on the project and business. Interview several GCs and choose the one that best fits your team. The terms and numbers can be negotiated afterward. Don’t get stuck with the wrong company just because their bid looked right on paper! Keep this in mind when you’re ready to hire a General Contractor. Questions? Ashley will be happy to answer them! #hiringaGC #GCselection #chooseapartner #theEvansway #differentkindofconstruction #relationships#evansconsultingandconstruction #fortworthconstruction #generalcontractor
