Top US vacation home markets for 2024. Cape May County. The report showed Cape May County off the Jersey Shore catapulted from outside the top 20 last year to the title of No. 1 second home destination in 2024, and it wasn't even close. Cape May leads this year's list with a staggering ratio of second homes to primary residences exceeding 150%, thanks to its iconic beach towns like Ocean City and Avalon, according to the analysis. Pacaso attributed the area's rise to its mix of family-friendly activities, nightlife, cultural experiences and wide beaches, coupled with its close proximity to urban hubs like New York City and Philadelphia. #stoneharbor #avalon #philadelphia #newyorkcity #njrealestate #njar #stoneharbornj #stoneharborrealestate #vacationhomes #foxbusiness #nj

Hawaii may no longer be a paradise for short-term investment property owners and online platforms like Airbnb and VRBO. The state has pending legislation that would ban vacation rentals, and more broadly, redefine where travelers can stay when visiting the Islands. To provide some context, the legislation is in response to Hawaii's long-standing housing crisis, which worsened after the Lahaina wildfire in August, which took 101 lives, destroyed 4,000 homes, and displaced countless residents. The belief is these bills will provide Maui residents with secure, long-term housing options and potentially benefit other island communities heavily impacted by short-term rentals. The 'aloha spirit' has gone overboard. Many of the housing issues cited in Hawaii and attributed to the rise of short-term rentals aren't exactly unique. Other cities have seen similar consequences. A University of Hawaii's Economic Research Organization (UHERO) study found that over 5% of Hawaii's 565,000 housing units, or roughly 33,000, are short-term rentals. Notably, 82% of these rentals are listed on Airbnb. The study also found that a significant portion, 52%, are owned by residents outside of Hawaii, with a concerning 27% of those owning 20 or more units. It's important to note that these figures only account for legal rentals. The true number could be tens of thousands higher due to unregistered properties. As with other cities, short-term rentals undoubtedly reduce long-term housing supply and increase rents and home prices. For context, current median housing prices are more than $1 million on Maui, Kauai and Oahu. With that being said, there’s no guarantee that local residents will be able to purchase affordable housing if short-term rentals are phased out. But it's clear, people are heavily impacted by the current situation, and it won't fix itself anytime soon https://lnkd.in/gmgCZ4UT #hawaii #vacation #rentals #travel #housing #airbnb #vrbo #tourism #realestate #legislation

Important estate planning news... Be careful travelling to Europe this summer... My Spanish Will Writing Partners published this so I thought I would share it with you. @ With the recent tragedy of Michael Mosley and the unfolding circumstances around the disappearance of Jay Slater coupled with unprecedented temperatures predicted around the mediterranean this summer it is massively important that you are well prepared. The following are 10 basic tips for staying safe and healthy which will prevent your dream holiday turning into a nightmare: ALWAYS use sunscreen Factor 30+ and ensure you reapply every 2 hours. Avoid sitting in direct sunlight for any length of time – seek out shade wherever possible. Drink water regularly – take water with you everywhere you go and remember, alcohol will dehydrate you so drink water in between alcoholic drinks. Invest in good quality sunglasses that will block out 100% UVA and UVB radiation – you are unlikely to get these from the local market so best source them before your trip. Always let someone know where you are going and ensure your mobile is fully charged before you leave on any excursion and even better take a power bank with you and ensure you have your location app turned on. Avoid going out in the hottest part of the day – heatstroke is extremely dangerous. Cover your head at all times when you are in the sun. If you are going walking, wear suitable footwear in addition to all of the above. Wear light breathable clothing . Listen to your body, do not ignore signs of feeling lightheaded, faint or nauseous and do not feel embarrassed to excuse yourself from any setting where you feel uncomfortable. If you practice safety first, your holiday will pass without incident. Happy holidays A change of Government is expected to be coming this week – if you own a property, is it now time to consider protecting it with a Trust? Social care is always high on the agenda for political conversation however, successive governments have failed to adequately address this burgeoning issue and as we are all living longer, the chances of us requiring long term care in the future increase every year. Whatever the future holds, a property Trust guarantees that, if set up correctly, your home will pass to your loved ones after your death and not need to be sold beforehand to fund any future care. Talk to me the Trust Expert I know what you do not know!!! So many clients say to me they never knew this was possible They say this when I say it’s too late to do it now due to their ill health. When you have had a stroke it’s too late. Message or email me Peter@latelifeplanningnorth.com Look at our website All costs on show.
