🏗️ To achieve the #BuildingShift by 2040 and protect our open spaces, we need to make more efficient use of the space we have left. This is also referred to as increasing spatial efficiency. Several tools have already been adopted to support this goal. Two key instruments involve deviating from outdated urban planning regulations in Special Zoning Plans (BPA’s) and subdivision plans. 📝 Els Empereur (BE), public law expert and director, together with Deniz Bahtijarevic, senior associate, co-authored an article on this topic in the “Tijdschrift voor Bouwrecht en Onroerend Goed (#TBO)”. Last week the BPDA approved a net zero-carbon zoning initiative. The proposal amends the Zoning Code to impose requirements on projects which are also subject to (or elect to comply with) the provisions of Large Project Review; Planned Development Area Review; Institutional Master Plan Review; or Small Project Review and will include the construction of new buildings or structures with a gfa of 20,000 square feet or more; additions to existing buildings with a gfa of 50,000 square feet or more (excluding additions for hospital uses) or new buildings or structures to contain 15 or more housing units. I've attached the final version of the Amendment for those who want to delve a bit deeper into the new requirements. This amendment still needs to be approved by the Zoning Commission, which should happen soon.
