The Bruce Highway in Queensland between Maryborough and Benaraby is one of the priority sections of the highway to be upgraded and fixed as part of a multi-billion dollar funding package to boost safety for road users. The Federal Government this week announced it would spend an extra $7.2 billion along the length of the highway to bring its safety rating to a minimum three-stars. The funding will fast-track critical projects and will initially focus on priority sections north of Gympie with higher than average crash rates. This includes the section between Maryborough and Benaraby, which passes through Fraser Coast. The road works may include installing safety barriers, wide centre lines and audio tactile line marking; constructing wider shoulders; increasing run off areas, overtaking lanes and rest areas; and improving intersections, signage and sight lines. Work will also be undertaken on the road surface to improve its resilience during weather events. Works are expected to start this year. Could the ‘grey belt’ be the answer to meet future housing demand in Kent and Medway or are we already ahead of the curve with the likes of Otterpool Park, where half the total area will be retained as open space. Interesting piece here in The Times about how ‘ugly’ parts of the green belt like car parks and former industrial areas could free up space for between 100,000 and 500,000 homes nationwide. Our Head of Research and Insights, Harry Quartermain recently spoke to The Telegraph about potential locations for Labour’s pledge to build over 300,000 homes. While the focus is often on green belt land, our analysis reveals significant opportunities on underutilised brownfield sites, now widely referred to as grey belt land - key areas in Labour’s plan to get “Britain building again”. But there is currently no official definition of what the grey belt is. “A lot of them are former industrial sites. A lot of them look like fields or paddocks or disused areas at the edges of settlements, but they are registered as vacant or derelict or they are on the brownfield register,” shared Harry. Our assessment highlights the potential for 95,000 homes in London alone. The county of Buckinghamshire has the most land available for building on green and grey belts, consisting of 355 hectares across 123 sites. So far in 2024, no permits have been issued for multi-family housing, compared to more than 500 permits issued for single-family units. The category, which includes apartments and condos, has been red hot in recent years with 710 multi-family units permitted just last year. A revised and improved Draft of the Uttlesford Local Plan that will bring high-quality #homes, #employment and #infrastructure to the district will be considered by councillors next week. Papers for the 15 July meeting of the Local Plan Panel - the cross-party group set up to lead the project - have been published and are available to view on the Uttlesford District Council website. This latest plan, reflecting feedback from 5,000 comments from 1,700 respondents and further work, proposes: ✅a requirement for about 1,500 fewer homes than previously put forward ✅significant improvements to the strategic site allocations ✅an updated affordable housing policy to better reflect affordability issues in the region Read more: https://lnkd.in/geMismN9

Interesting solutions to solve the housing unaffordability crisis in NSW, put forward by the Productivity Commission. One solution floated is to expand the development of high density housing construction, to within 800 metres of certain high volume train stations. As someone who does not own a car (or want to as it's a liability where I live), interesting insight that scrapping car parking arrangements for housing developments could reduce the cost by up to 20%. Notably missing is the simple solution that the government should directly intervene to build affordable housing options itself, like it did post world war 2. The market cannot fix everything.

Construction began on Bradley Stoke, a new town, in the 80s. At the time, it was Europe's largest privately developed housing scheme. Staying true to the town's history, we provided specialist highway advice to Woodstock Homes to support the planning application for 50 flats on the last remaining vacant plot of land in Bradley Stoke. As of July 2024, planning permission for the flats and 60 car parking spaces has been granted. What started out as a plan for an entirely new community in the 70s is finally going to be complete. In support of the application, we provided a Transport Statement which considered the car and cycle parking strategy, the past five years' accident records, the access strategy for all users including the preliminary design of a new priority junction, and we used swept path analysis to ensure all users could access the site safely. But, it's not uncommon for communities to raise concerns about how larger developments could impact their everyday lives. We were involved in extensive negotiations with the South Gloucestershire Council highway officer who, in line with the highway work we had completed, decided that “the benefits of making more efficient, high-density use of previously undeveloped land for accommodating housing needs” with “the provision of 35 to 100 per cent of affordable housing within the scheme” outweighs any potential negative aspects. #planningpermission #transportplanning #BradleyStoke
