I'm happy to share that at JCD Group , we've adeptly re-envisioned a previous architect's design to significantly enhance both functionality and profitability. Our improvements on the original plan have successfully transformed an existing building into a 13-bed HMO while also retaining and enhancing commercial space on the ground floor. This strategic adjustment not only maximizes the property's rental revenue potential but also benefits our client's investment significantly. Throughout this complex and technical project, we are guiding the builders every step of the way to ensure compliance and precision in construction. Collaborating closely with Rochdale Council's planning and HMO licensing departments, we've designed high-quality living units that prioritize tenant comfort and safety. Our approach includes advanced noise reduction measures and strategic crime prevention tactics, ensuring a secure and peaceful environment for residents. I feel this project highlights our client focused approach we take and is what sets us apart from others. #Architecture #UrbanPlanning #CommercialConversion #HMO #RentalRevenue #CommunityDevelopment #InnovativeDesign #RochdaleCouncil #PropertyDevelopment #RealEstateInvestment #ConstructionManagement #ProjectImprovement #BuildingTransformation #ConstructionExcellence #manchesterproperty #SustainableDevelopment #PropertyInvestment #UKRealEstate #DesignExcellence #ModernConstruction #ArchitecturalInnovation

😍 She's a beauty! We are delighted to announce that HOLD Self Storage has secured committee approval for our site in London, Chiswick W4.* Many thanks to all at London Borough of Hounslow and the planning committee for recognising this quality scheme and approving it (unanimously!). This is a big win for HOLD. Anyone involved in large-scale planning applications knows they are a true labour of love. War and Peace meets Operational Real Estate. Special mention must be given to our excellent team of consultants, architects and designers, led by Tolstoy himself Callum Kempe and the wild-eyed (and haired) support of John Minter. They have worked tirelessly to secure this art deco urban self storage vision with up to 85,000 sq ft of storage space and 4,000 sq ft of creative office space. In particular, we would like to thank our consultancy partners – too numerous to list all, here but to name a few: Pegasus Group - Barry Cansfield | Kate Simpson | Wei Mo | Richard Cook DMWR Architects Ltd - Jeff Stokes | Kit Cope | Barry Harper-Smith i-Transport - Neil Marshall | David Webb Edge Structures Ltd - Tony Bailey SRE Ltd Adam Tucker | Grace Boatfield Terrapin Peter Bingle | Ian George 3Stories - Helen Gilbert | Jordan Littler Jim Tarzey Warning ⚠: if you see a group of pit-stained people slumped over their pints in Marylebone later this evening, do not approach. Onwards and upwards! * Subject to S.106 agreement. #selfstorage #realestate #property #planning

The planning permission landed yesterday for this site within Walsall MBC. A surprisingly challenging application given the land supply situation and numerous permissions granted across the authority for similar developments. Despite responding throughout the application with solutions, officers still found this scheme unacceptable - finding harm because in their view the scheme represented inappropriate backland development. We presented at committee in April where Members ultimately voted to approve the application contrary to officer recommendation. During the debate we were asked whether this site was a backland site; the question perhaps suggesting that the very principle was harmful. We explained that it was absolutely a backland site but that was not the question that should be asked. The question is one of harm and planning balance. We explained that for many reasons harm did not arise and the planning balance tipped firmly in favour. We're really pleased with the result for our client Levison Rose Homes and look forward to seeing the build come on line. Do you agree?…When assessing a building in East Austin, buyers should focus on these top five factors during a site assessment: 1. Zoning and Permitted Uses: Verify the zoning of the property and ensure it aligns with the intended use. In Austin, zoning can vary significantly between neighborhoods, so understanding restrictions or permissible changes is critical. 2. Building Condition and Structural Integrity: Check the age and condition of the building, including roofing, plumbing, electrical systems, HVAC, and foundation. Any necessary repairs or upgrades should be factored into the cost. 3. Parking and Accessibility: Evaluate the availability of parking and compliance with ADA (Americans with Disabilities Act) regulations. Consider whether the location is accessible for both employees and clients. 4. Utility Availability and Capacity: Confirm that the building has adequate utility connections, including water, electricity, and internet, to support the operations planned for the space. 5. Location and Surrounding Development: Assess the surrounding area for future growth, infrastructure development, and nearby amenities. Look into city plans or transportation projects that might impact the property’s value. #CommercialRealEstateAustin #AustinCRE #AustinProperty #EastAustinDevelopment #IndustrialSpaceAustin #AustinRetailSpace #OfficeSpaceAustin #FlexWarehouseAustin #BastropCRE #CedarCreekRealEstate #RoundRockCommercial #LeanderIndustrial #PflugervilleWarehouse #TexasCRE #RealEstateAustin

The Carnegie Apartments is a stunning development in one of Dunfermline’s most iconic buildings. A change of use and redevelopment was approved by Fife Council to convert an empty listed building in Dunfermline town centre into 18 luxury flats. Every fixture and fitting was chosen to the highest specification to retain the character and charm of the original property. The developer approached NPHS Fire Sprinklers Ltd to design a discreet fire suppression system that would meet the Fire Safety Regulations set by the Scottish Government, without compromising the aesthetics of the stylish apartments. The simple design of the iCO® water mist system allowed the specialist installation team at NPHS to install the eighteen fire suppression systems in less than two weeks, with minimum disruption to the other trades on-site.
