⛑️ The Walgreens Woes Continue…⛑️ October 2023: S&P downgrades WBA's senior unsecured ratings to BBB-, the lowest rung on the investment-grade ladder. December 2023: Moody's downgrades WBA's senior unsecured ratings to Ba2, considered “junk status” for the “fallen angel,” companies falling from investment grade. June 2024: Walgreens CEO Tim Wentworth announces that the company will be closing roughly a quarter of its 8600 stores within the next 3 years. Things are not looking good for Walgreens, and the real estate market for Walgreens is no better. Walgreens has announced that they are closing 150 stores across the US, which is only reinforcing my decade long belief that these were just terrible real estate deals. Despite the good locations some stores have, they can't make up for the problems below 👇 1. 75 years of flat renewal options with NO RENT INCREASES! I've read dozens of Walgreens leases and a lot of them had no rent increases with 5 year renewal options, lasting 70 years... 100% guaranteed to be pounded by inflation. 2. 14,500 SF is a weird amount of space to backfill. A lot of fast-food restaurants can occupy spaces below 4,000 SF, but there aren't that many tenants who demand 3x as much. Most backfilled Walgreens I've seen end up with significantly worse tenant once Walgreens leaves, killing the value of the investment. 3. Half of the space in a Walgreens is used to sell useless items! #realestateinvesting #walgreens #storeclosures

Okay, so Walgreens is closing 1,200 stores in the next three years. That's like a retail apocalypse in slow motion. Can you imagine the chaos of clearance sales and empty shelves? It's like a retail version of the Hunger Games—may the best shopper win! On a more serious note, it's tough to see a well-known chain like Walgreens struggling to stay afloat. With online shopping taking over, brick-and-mortar stores are feeling the heat. It's like watching a blockbuster movie franchise slowly lose its charm over the years. RIP to the good old days of browsing the aisles for random finds. But hey, maybe this move will shake things up for the better. Sometimes you need to trim the fat to get back in shape. Maybe Walgreens will emerge from this like a phoenix from the ashes, stronger and more focused. Or maybe it'll be like watching a once-beloved TV show jump the shark—only time will tell. In any case, it's a reminder that nothing in business is guaranteed. You can be a retail giant one day and struggling the next. It's like the circle of life, but with sales and profit margins instead of lions and antelopes. So here's to Walgreens and its journey to reinvent itself. Let's hope this store-closing bonanza leads to a brighter future. Another great quarterly performance by team Walmart in a persistently unforgiving and challenging retail environment. Of note, several recent media articles have been titled as below, or made reference to who's biggest. Click bait. In my 22 years at Walmart corporate, being "the biggest" was never a goal. Never an aspiration. Never a "thing." Frankly, who the hell cares?! In all those years, I never attended a meeting or ever heard an executive cite this arbitrary aspiration as anything but a result of the hard work performed by the 2 million plus associates - day in and day out. So, for the media gurus wanting top-line size to matter, to be the goal, spend more time writing about what DOES matter - doing the relevant things well, consistently focusing on the core customer, and having the courage to correct missteps and mistakes quickly. No retailer is perfect. Certainly not Walmart. However, repeating results speak for themselves. In 2023, Walmart registered $611.3 billion in sales, cementing its place as the biggest company in the world. Walmart has grown its online presence substantially which is well supported by a humungous 79% increase in online sales during fiscal year 2021. This way, Walmart has established itself as a strong rival in the e-commerce space. So, what exactly helped Walmart become such a giant? Here are some of the factors: 𝑪𝒖𝒔𝒕𝒐𝒎𝒆𝒓-𝑪𝒆𝒏𝒕𝒓𝒊𝒄 𝑨𝒑𝒑𝒓𝒐𝒂𝒄𝒉: Sam Walton was renowned for his relentless dedication to his consumers. It is said that during World War II, Walton flew over enemy territory in a small plane when he learned the strategic value of logistics, which he subsequently used at Walmart. "ᴛʜᴇʀᴇ ɪꜱ ᴏɴʟʏ ᴏɴᴇ ʙᴏꜱꜱ—ᴛʜᴇ ᴄᴜꜱᴛᴏᴍᴇʀ" is still one of his guiding #principles at Walmart. Walmart just laid off around 400-500 people, largely targeting low performers and their fully remote workforce. It's no shock that many of these fully remote workers were on core teams that received credit for Walmarts Incredible Q1FY24 Performance. Teams like Site Merchandising, Talent, and Global Tech all had major contributions to the place Walmart has grown to today.
