Neutral has recently contributed to WoodWorks's new Mass Timber Insurance Playbook (MTIP) adopted for the United States. This comprehensive framework, developed through collaboration between insurance carriers, developers, and industry experts, addresses a critical market need. Mass timber creates distinct insurance considerations for owners, particularly its combustible and hygroscopic nature. While the material's natural charring process provides inherent fire protection, limited loss history data leads insurers to take conservative underwriting approaches. This reality necessitates enhanced safety protocols not typically required for non-combustible construction: comprehensive moisture management plans, heightened site security measures during construction, and navigation of varying building codes that can affect coverage terms. The success of mass timber projects hinges on early planning and strategic risk management. Insurance carriers require detailed documentation 8-10 months before construction, including moisture management protocols, site security measures, and construction sequencing. Major carriers like Zurich Insurance have developed standardized approaches, now adopted by CNA Insurance, Chubb, and AXA XL for quota-share arrangements, streamlining the process for experienced development teams. This is an important and urgent area in the construction insurance space given the rapid adoption and implementation of usage. After years of testing and performance data of Mass Timber now on the books, I’d suggest most insurers need to play catch up here. *Chetwoods Materials Monday* Labelled as the “biggest obstacle” to timber construction, insurance is often the first question on people’s lips when it comes to mass timber buildings. Despite the industry’s growing interest in the use of timber, insurance premiums can make it unfeasible. Previously, insurer’s appetite for risk has not kept pace with developer’s ambitions, but insurance firm Aviva have now committed to a “dedicated underwriting resource” for mass timber buildings. Adam Winslow, Aviva’s chief executive for the UK and Ireland said “there are a growing number of developers looking to build more sustainably, both by using sustainable materials like engineered timber and by adopting modern methods of construction. Aviva wants to embrace both: widening our underwriting appetite to insure commercial buildings using engineered timber, and using our risk-management expertise to minimise associated risks.” Similarly, Chase Underwriting has a mass-timber insurance facility to cover projects up to £60m, and Zurich says they will take a ‘case-by-case’ approach. This change comes after the Alliance for Sustainable Building Products (ASBP) released their Mass Timber Insurance Playbook to support the insurance of mass timber buildings in May 2023.
