🏢 𝐓𝐡𝐞 𝐖𝐚𝐥𝐤𝐢𝐞 𝐓𝐚𝐥𝐤𝐢𝐞 | 𝟐𝟎 𝐅𝐞𝐧𝐜𝐡𝐮𝐫𝐜𝐡 𝐒𝐭𝐫𝐞𝐞𝐭 🏢 🏗 𝐔𝐧𝐢𝐪𝐮𝐞 𝐃𝐞𝐬𝐢𝐠𝐧 |The Walkie Talkie is known for its top-heavy, bulbous shape, which makes the building stand out in the London skyline. This design maximizes floor space on the upper levels. 🌱 𝐒𝐤𝐲 𝐆𝐚𝐫𝐝𝐞𝐧 | Sitting at the top of the Walkie Talkie is the Sky Garden, London’s highest public garden. Spanning floors 35 to 37, it provides breathtaking 360-degree views of the city. 📏 𝐇𝐞𝐢𝐠𝐡𝐭 𝐑𝐞𝐝𝐮𝐜𝐭𝐢𝐨𝐧 |  The original design of the Walkie Talkie was 200 metres tall; however, there were concerns that the building would overshadow the Tower of London. As a result, its height was reduced by 10 metres, ensuring it still made an impact on the skyline without obstructing views of the Tower. 💵 𝐇𝐨𝐦𝐞 𝐭𝐨 𝐋𝐞𝐚𝐝𝐢𝐧𝐠 𝐅𝐢𝐧𝐚𝐧𝐜𝐢𝐚𝐥, 𝐈𝐧𝐬𝐮𝐫𝐚𝐧𝐜𝐞, 𝐚𝐧𝐝 𝐓𝐞𝐜𝐡 𝐅𝐢𝐫𝐦𝐬 | The Walkie Talkie is home to top financial, insurance, and tech companies. The building was designed with open-plan office spaces, creating a dynamic and flexible workspace. 🔥 𝐖𝐚𝐥𝐤𝐢𝐞 𝐒𝐜𝐨𝐫𝐜𝐡𝐢𝐞 | In 2013, the building made headlines for generating temperatures of 90°C, as its concave glass facade acted like a magnifying glass, reflecting sunlight onto the street below. We’re thrilled to announce that Slingshot is moving — twice, actually. Our ultimate office destination is the Financial Center, an iconic downtown landmark in Des Moines, which is undergoing a transformative renovation. In the meantime, Capital Square will be our home away from home. The double move is intentionally sequenced to engage downtown spaces. We’re passionate about reimagining urban environments, especially office buildings. The atrium in Capital Square is a bright and open canvas for this activation. “A lot of people are rethinking their relationship to the office and how they work in an office space, especially after the COVID pandemic. For Slingshot, this move fits nicely into our evolution, as we keep exploring and adapting, rather than staying in a prescribed box,” says Slingshot Interior Designer Taylor Hays. “We are hoping to activate the Capital Square area and bring good Slingshot energy to the space.” While the first stage of the move is temporary, our goal is to make an impact and leave the space better than when we entered it, not just for office tenants but for the entire downtown community. This Manhattan building was constructed in the 1920s as a commercial print shop. Nearly a century later, the building sat mostly empty—its largest tenant a haunted house called “Blood Manor.” HOK’s design challenge: return the property from the dead. Working with the building’s owners, HOK developed a plan to transform the property into a modern mid-rise catering to tech and media firms that have relocated to Manhattan’s Hudson Square neighborhood. The most dramatic intervention was to add six new levels of office space that doubled the building’s size and maximized its value. Other building updates that have drawn tenants include: - An intimate new lobby greets visitors with bamboo walls, a fireplace and folding windows that open to the sidewalk. - A new double-height mezzanine on the second floor creates premium office space on an otherwise less-desirable level of the building. - A new penthouse terrace offers tenants stunning views of the city. A little over four years ago, I developed a thesis based on this very concept, focusing on bringing a 1970s underutilized building back to life as a functional and sustainable space. It’s inspiring to see companies like HOK prioritize adaptive reuse, demonstrating how innovative design can transform aging structures into vibrant, modern environments while preserving their history and reducing environmental impact. In the 19th century, London's Shoreditch was home to the furniture and textile trade, an industry that built the historic brick warehouses the area is known for. Today, a collection of seven connected buildings on the aptly named Curtain Road are being retrofitted to create a £20.5m redevelopment that aims to cater for today's discerning office occupier. The plan is to fuse them into a single 40,000 sq ft sustainable office space which raises the challenge of how best to retain the character and history of the buildings, while still making them meet the net zero demands of the present. Every design decision made must be commercially aware but also driven towards environmental impact. Completion is expected in the second quarter of 2025, while the site will go out to market this autumn. The sole use of cubicles in the design of commercial spaces is phasing out. Instead, there has been an increase in open-plan office layouts.
