Since 2014, 47.5 MSF of industrial space have been constructed in Metro Detroit. A surge in demand from E-commerce and Logistics/Distribution/3PL sectors created new warehouse requirements that exceeded existing market inventory. Warehouse developments have accounted for 33.6 MSF or 70% of overall new construction, significantly outpacing all other industrial subtypes. Despite substantial growth in demand for manufacturing space during this period, the ample existing inventory of available manufacturing space has led to fewer new manufacturing developments. Centrally located in the logistics hub that is Horsley Park, the site is already racked to accommodate ~8,500 pallet positions, and will be fully operational from February 2025. Jacques Roux, Chief Commerical Officer - Contract Logistics, stated: "Just 12 months after opening the purpose-built 3PL site in Melbourne, we are delighted to be opening our 2nd distribution centre now in Sydney as we build out our national 3PL footprint. This is in-line with our strategic plan and supported by existing customer demand for quality warehousing and distribution solutions." 📉 Why are logistics and warehouse operators moving from Sydney to Melbourne? The high costs of land and infrastructure in Sydney are pushing many logistics operators to look for more affordable alternatives in Melbourne and Brisbane. According to Cushman & Wakefield data, vacant industrial land values in Sydney have soared to nearly $2,000/sqm, vastly outpacing Melbourne and Brisbane. In addition, prime occupancy costs in Sydney—including rents and outgoings—are 85% higher than in Melbourne, making Melbourne's lower cost base a clear competitive advantage. The result? Many national logistics and distribution hubs are relocating to Melbourne, where businesses benefit from not only lower land prices but also reduced building and labor costs.
