A Buyer's Agents Value

What is a Buyer’s Agent and are they really going to save you money?

Of course as a Buyer Agent I believe we always save our clients money. However, you need to look deeper than that. You need to know the value of the buyer agent to you. Why do you want to use one in the first place?

Do you want to save yourself the hassle of going from property to property? Running all over town only to waste your time and money on inspecting properties that don’t even suit can be incredibly taxing.

Perhaps instead you enjoy going from property to property every weekend. Looking at different homes and locations might excite you and if that’s the case maybe a Buyer’s Agent isn’t for you.

 

Why do you want to use a Buyer Agent/Buyer Advocate? 

Are you wanting your Buyers Agent or Buyers Advocate to access properties you can’t? Would you like them to evaluate properties for you in half the time you could?

Maybe you are just wanting someone to let you know what you should pay. Then they can come in and negotiate with the agent for you or bid at auction on your behalf.

Look at the purpose for wanting a Buyer’s Agent. It may be that you the Buyer Agent can better define what you want. They will weed out the rubbish and educate you on why that property is more suitable.

You don’t want to be forced into a home that doesn’t feel right. If you are then maybe you’ve wasted your money on your buyer agent after all.

Alternatively if they have saved you countless hours of research and running around then maybe they are worth it. On top of that are they experienced negotiators with longevity in the industry? If the answer is yes then this may be where their true value lies.

 

Is your Buyer Advocate/Buyer Agent prepared to negotiate their terms? 

Certain terms should be negotiable where others may not and this is a conversation you need to have with your Buyer’s Agent before you sign their engagement agreement.

Remember, it is not always about saving you money, it is also about saving you time. Having said that though, you want to know you are getting value for what you pay for.

A good way to ensure this is to get your Buyer’s Agent to add an appendix to their agreement that outlines their services and what that entails.

For example, will they only recommend 3 or 4 properties, and then expect you to make a decision without any real evidence as to why these homes.

You also want to know in advance how much research they do into prices.

Buyer Agents should always know their prices and spend time extensively researching and comparing sales results.

Don’t rely on them telling you they think what it is worth, instead you want facts and comparisons of recent properties so that you know where your Buyer Agent is getting their information from.

 

Do you have the time to spare? 

The one thing however we do find, is when people decide to do it themselves, they generally take a lot longer to buy something than they would have otherwise and in doing that they sometimes miss the market and also some really good opportunities.

This can be a costly error and while they have saved money on not using a Buyer’s Agent they have cost themselves money if the market has moved up in that time, like it is starting to now.

Looking at so many properties while also trying to work full time or look after a family can be very emotionally and physically draining. And that is where a Buyer’s Agent can save you more than just money.

 

Does your Buyer Agent know how to negotiate? 

While inspecting properties is tiring, some love it and that’s okay, but do you know what to say to an agent? Or what not to say? Do you know how to negotiate or even when to start negotiating?

Never rely on being told any old price. When the market shifts downwards as it did in 2018, you may be overpaying for something. And it can take a long time for the property to come back to its correct price.

Being the negotiator I am, I don’t just accept any old price. I want to know how much above the quoted price can you afford to pay from a capital growth point of view. I also want to know if the quote price is accurate. Maybe it is too low or even too high.

For this suburb and this property, if you pay say an extra $5,000 will that be okay? If you pay an extra $20,000 more in a competitive auction type scenario will that still be okay?

You need to know this and you need to know what too much is for that property and that suburb. And if you don’t know your Buyer’s Agent absolutely should know this information.

Your Buyer Agent needs to have experience in the property sector in all facets and know how to negotiate when it comes down to buying a home for you.

Ultimately what you want to know is why you want to use a Buyer’s Agent? Will they give you the return you need? Are they worth the value to you?

Whether that be time, money, angst or just taking that one extra chore off your “to do list” either way you want to know what they are worth to you.
