The Halloween decorations are packed away, the Races are done and dusted, and you’ve probably noticed those candy canes making their annual appearance in the supermarket aisles. That means one thing: Christmas is right around the corner. If you're planning to sell your home in the coming months, it’s time to get serious about your strategy.

Interest rates are holding steady, however inflation is at its lowest point in nearly four years. We could be in for a strong market early in the new year. Although a rate cut might not happen immediately, economists predict we’ll see a drop as early as February 2025.

I tell my clients every year: there's no perfect formula for timing the property market. The best time to sell is ultimately driven by your personal situation. But with the end of the year in sight, now’s the time to start planning to make sure you can maximise your sale price, whether you're looking to sell before Christmas or just after.

As we move through November and early December, the market usually sees a flurry of activity. Many buyers are still in the game, and we often see the highest number of contracts signed during this period. For family buyers, the pressure is on to secure a home before the school year kicks off in January. These buyers want to be moved in and settled by the time their kids head back to class. But there’s also a catch.

Once we get closer to Christmas, many other buyer groups - like investors - begin to switch off and focus on the holidays. If you’re thinking of listing your property in the next few weeks, you’ll need to be strategic. Yes, buyers are still out there, but with fewer active participants in the market, targeting the right audience is crucial.

Here’s what you need to know: listing around the holidays can be tricky. If you don’t get your strategy right, your property could sit on the market without getting the attention it deserves - before eventually being buried on page 2, 3, or further down the portal pages.

If you're ready to sell now, there’s still time to take advantage of the pre-Christmas rush. Some buyers are pre-approved, ready to move, and might be looking for a home exactly like yours. They could already be in our database. But if you’re not quite ready, don’t take your foot off the pedal. Now is the time to start planning your January campaign. With listings typically thin on the ground right after Christmas, you'll be competing with fewer properties, giving you the opportunity to stand out.
