Funding can happen when there is a meeting of minds.

When a small business and an investor candidate appear to be too far apart to reach an investment deal, a recess should be called and an effort made to explain each party’s position and reasoning. Quite often, there simply is a misunderstanding because each side does not fully understand the other. This often happens with ‘take it or leave it’ offers.

A real estate opportunity is generally not considered a true opportunity until a specific land parcel or building is under contract. There are simply too many ‘wannabe’ opportunities for an investor candidate to give any of them serious consideration. The ‘contract’ does not need to be a final sale or even an option agreement with consideration. A letter of intent may provide substance to get an investor to take a look.

 When an opportunity is first conceived, like any idea it has so little substance and there are so many threats to its success that rarely will an investor candidate give it any consideration.

Many entrepreneurs make the mistake of stopping the advancement of the opportunity and telling investor candidates that they will move forward once they raise funds. Although this is logical, it rarely wins the day with investor candidates.

The better approach is to continue advancing the opportunity as best one can with available resources. Each step forward changes the look and feel of the opportunity. Not only does it demonstrate the commitment of the small business team, but even minor milestones may dramatically reduce actual and perceived risks of the opportunity.

If you think of an opportunity within a continuum, where at one end there is absolutely no chance that the opportunity can be realized in a manner that could generate any form of benefit to any investor candidate and on the other end is an opportunity that is so mature, so complete, so risk free that it cannot fail.

When pitching an investment, the small business should be able to point to a place on this continuum that shows where they currently are which demonstrates how far they have come. In addition, small businesses should be able to point to a place on the continuum where they expect to be if they receive the requested investment. Small businesses should also be able to point to a place on the continuum where they will be at a time in the future if they receive no investment.

The use of a continuum in pitching an opportunity demonstrates to an investor candidate that the small business knows where it is going.

The use of a continuum in pitching an opportunity also shows the true value of an investment. Typically, it is assumed that everything that happens after receipt of an investment is attributable to the investment. However, by showing what the business can accomplish without an investment provides a truer measurement of the value of the investment.

It is recommended that a small business not take any outside investment until it is absolutely necessary. By implementing this strategy, the founders raise the value of the small business to its highest possible level before putting a sticker price on an investment.

As a small business moves along the continuum the advancements serve to improve the probability of success and reduce the possibility of failure. Every step forward increases the number of possible investor candidates until the risk is so low that even a bank can provide debt financing.
