Investing In Affordable But Safe And Decent Real Estate in Nigeria, Such As Lagos Area Without Ending In An Urban Squalor

This article has been written with a setting in Lagos Nigeria. Lagos is chosen, as it generally depicts same features with real estate development across the country. For those who live in parts of: Alimosho, Mushin, Oshodi-Isolo, Ojo, Ikorodu, Shomolu, Apapa, and many parts Lagos Nigeria, you will understand the meaning of a densely populated, urban slum. Though presently, these places form the core of Lagos and are centrally located for convenience and ease of reaching work place, they however still remain an urban squalor for the most part. However, credence must be given to recent and new developments in many parts of the state that depicts: modern, sane and beautiful real estate living. In this piece, I try to give reasons why you can end up living in an urban squalor if you buy real estate in isolation (from Aboriginal land owners) and not from a good developer.

Is It Possible To Have an affordable and Sane Living Within an Urban Setting like Lagos or its Environs?


It is; It is the responsibility of the Government, property developers and land owners to ensure that developments conform to established land use plan designed by the authorities. Over the years, poverty and relaxed enforcement by the government caused these places mentioned above to develop into what they are now. Most of these properties were sold by aboriginal land owners during mass rural urban migrations into Lagos. Survey subdivision layouts were mostly done without the input of urban planners, roads were undersized to maximize land sale, there were no definitions on what type of buildings you can build: multiple floors of 5 and above, 2-3 floors, or just bungalows. This is the reason most properties within these regions are without government approval, for they were developed without due process. It is simply why they ended up in squalor.

What A Real Estate Developer Does

A real Estate development company protect buyers from fraudulent land owners by ensuring proper title for the land is secured to forestall immediate or future challenges with Aboriginal land owners ''Omo-onile'' or third parties. A good real estate development company ensures global survey works are done and registered for their project site.

Government permits

First, a good real estate development company ensures the property coordinates are charted at the corresponding government office to ensure it does not fall within government acquisition(ie government pre acquired land); such land might have been pre acquired for a future airport, free trade zone, seaport or even landfill site. Even though ''Omo-onile'' may sell this land to an inexperienced individual or even companies, it would be nearly impossible to get an approval or title from the government. Such settlements and developments may be demolished in the future. This was the fate of Maroko of old despite being occupied by thousands of residents.

Planned Urban Layout


A good development company ensures a proper layout is prepared for the land mass using the right professional or urban planning firm. They, pre-decide the sizes of roads and plot sub-divisions. The urban planner decide what type of buildings can be developed; single households or multiple family buildings or commercial properties, they ensure there are adequate green areas, public areas; markets etc to ensure an adequate and holistic community for the future. 

Infrastructure, Buildings and Land-use Compliance

A good real estate company ensure a great future for occupants of its estate. They ensure provision of basic infrastructure ( roads, electricity grid, drainage). These elements are necessary for sustainable living in an urban community. It is more difficult for individual property owners to come together and make this infrastructure happen in the future-It is just quite difficult for we as Nigerian to co-operate at that level, it has to be centrally coordinated by the real estate company. The developing company ensures to construct quality buildings for its clients in line with approved land-use maps and plans. The company ensures play and green areas are left as approved and commercial or schools or hospitals are left as assigned to ensure a robust community in the future.

True to word, a reliable real estate firm should protect the investor from making bad investments. They must be thorough and understand the laws of the land.
