E.L. Robinson’s work with Aspen Development, LLC on multiple projects in Canaan Valley, West Virginia is a perfect example of the longstanding teamwork and technical agility that helps turn a plot of land into a thriving community that’s beautiful, functional, and considerate of the environment.
Aspen Village
E.L. Robinson’s landscape architects provided master planning and managed site design, permitting, and engineering for a new 50-lot subdivision near Timberline in West Virginia. The development involved grading layout for lots, roads, drives, utilities, pond enlargement, and site amenities for a community that includes 30 duplex and triple units and 20 single-family lots. We coordinated utility extensions with each respective company and assisted several of the property owners with site planning of their home sites.

As the community continued to grow, E.L. Robinson provided land planning and site design for this new residential development located on the north flat in Canaan Valley, with the slopes of the Timberline Ski Resort as a backdrop. Our team assisted the developer in lot configuration and road layout along with design for the development’s entry and landscape enhancements. Elements in the design included an existing pond and wetland interpretation, a green belt nature trail leading to the adjacent Nature Conservancy, a connection to existing nearby bicycle trails, pool and bathhouse configurations, office and mercantile amenities, a neighborhood playground layout, and utility recommendations for this 38 duplex subdivision.

Utilizing the plat survey prepared for the property, ELR conducted a walkover of the site noting site features such as vegetation, slope, drainage patterns, ski slope access, storm drainage onto the site and from adjoining roads and property, and utility accessibility. With the information gathered, ELR prepared a master plan for 17 lots, each sized to be approximately 1/3 acre, using the plan graphic to gauge public interest in proceeding with the subdivision.
