In addition to QC he does sourcing and consulting. He has advised more than 9 companies who established production facilities in Vietnam. The reason the factory is being sold is because the investors changed their strategy. The factory has only been open a year. The first phase of development was completed with 2 running sewing lines. With only 2 sewing lines the factory was not yet at breakeven. Then investors decided to sell the existing set up rather than initiating the second phase by setting-up the additional sewing lines.
This Vietnamese sewing factory for sale has a footprint of 4,290 m2. It was created to be an A-grade apparel factory. It is set up to produce woven garments but can be modified to produce anything. The layout of the factory facilitates minimum handling of the garments to reduce the chances of defects caused by humans. There are three cutting tables with one automatic spreading machine than can be easily moved between tables. There is enough room for 7 sewing lines. Currently there are 3 sewing lines in place with 150 new high quality sewing machines - mostly Juki. There is one automatic fabric-checking machine. There is one metal detector. There are 9 ironing stations. There are three partitioned offices, one showroom, one pattern and marker room, a meeting room, a nurse’s office, and a canteen.
The factory was designed to use as little electricity as possible. There are no lights directly overhead the sewing tables. There is a lot of natural lighting. Each sewing table has its own LED lamp to illuminate the work area. Each sewer has their own small table fan that uses milliamps to keep them cool if they choose to turn it on. The factory has big bay doors that stay open to allow natural airflow to keep it cool and minimize the electric bill.
The factory is located in an industrial zone 27 km from downtown Ho Chi Minh City. It takes 50 minutes to get there by car. It is located west of Ho Chi Minh City near the Cambodian boarder. The location is outside the region I wage zone. It is in region II wage zone. Region I pays the highest wages. Region II minimum wage is $145 per month. Another location benefit is the fabric suppliers that are operating in the industrial park that can supply fabric if needed.
In July there were 150 workers happily employed. Currently there are no workers working but at least 80 are waiting and hoping to get good news of a buyer and get back to work. Workers expect a transport allowance, free lunch and productivity allowance if they meet their targets. They work six days a week from 8 to 5 with one-hour lunch.
The asking price is 375,000 USD and the monthly rent is 9,000 USD. The factory can be back in operation in under a month once payment is made and paper work is processed. It would take at least two weeks to change the shareholder names. If the buyer wants to change the name of the factory then it will take three weeks.
