Interesting insights at the Homes Conference this week. 1. A million homes need retrofitting a year if we are to achieve epc c or above by 2030, at an average of 15k per property. 2.Predicted shortfall of 400,000 homes for older people by 2035 (housing LIN stat) 3.Additional half a million older people in PRS which has doubled in 10 years. Leading to increased financial and tenure insecurity. 4. 11% of housing completions for affordable housing is for older people way below most local plan needs assessments, only 3% of completions are from the big strategic partnerships with Homes England, more evidence that it’s the smaller providers that are delivering for older people. 5. 17% of uk’s rental stock is affordable (both prs and social ) this jumps to 70% affordable for accommodation that is classed for older people. 7,000 homes built for older people last year. 6. 47% of all cases that reach the housing ombudsman are from London RPs a disproportionate figure (is this a density, high-rise issue, tenants knowing their rights more, a mixture of all of this I suspect) 7.Proposed developments with a 1000 units or more, take an average of 8 years through the planning process ! 8. Only 10% of planning permissions given , get built, seemed to be universal criticism of “big” developers land banking from various LA’s in a variety of different forums over the two days. By far the most depressing stats came from a session on biodiversity net gain a new planning requirement (something we are grappling with on a site currently for the Trust) The UK is one of the most nature depleted countries on the planet , we have lost 69% of mammals, birds and aquatic life since 1970. Wow! In addition we have lost 60% of our flying inspects in last 20 years, farmers and pesticides remain a huge issue but housing and how we live has a part to play. The requirement of a 10% bio diversity net gain seems like the least we can do however challenging this may be. This policy is a rare piece of progressive legislation from the previous government. #homes

Last week, I attended HOMES UK and Unlock Net Zero Live and had the chance to connect with social housing associations, local authorities, suppliers, and others working to build better communities.🏡 One of the highlights for me was a panel discussion on social value in housing developments, featuring Matthew Grenier (HACT), Michelle McSorley-Sharp (Wates Group), Rudi Nicholls (MBA, CMgr, FCMI, FICRS) (Clarion Housing Group), and moderated by Sarah Maguire (Fusion21). Here are some key takeaways from the discussion: 🏘️ Understand the community first. Look at what services already exist and build on them. Avoid duplication and create a plan that meets the community’s specific needs. 🧡 Engagement is about empowerment. Bring people along for the journey. Support their growth and give them the tools to sustain benefits long after the project is complete. ✨ Focus on outcomes, not just outputs. Always ask, “So what?” Are we truly making a difference, or just ticking boxes? 🤝 Collaboration is key. Work closely with suppliers, VCSEs, and local organisations. Align goals and create partnerships that ensure meaningful impact. 🌎 Social value should be part of everything we do. It’s not an add-on. Whether it’s creating quality homes, providing jobs, or fostering sustainability, everything should contribute to a legacy we’re proud of. Matthew Grenier shared a powerful thought: "Are you going to be a good ancestor? When you leave that development, move on as a contractor or supplier, have you left a good legacy? Can you speak with pride to your grandchildren?" He said perhaps this should be one of the KPIs, and I completely agree! What are your thoughts on delivering social value?
