Our team has just returned from an off-site strategic planning session in Brisbane and the Gold Coast. After Brisbane (see previous post) we headed to the Gold Coast. The Gold Coast has been covered significantly in the financial press in Melbourne for its dearth of tier one residential builders and the knock on delays or worse for some large scale residential projects. On the other hand the Gold coast post covid has seen significant internal migration particularly from Melbourne and we wanted to test these perspectives first hand. The immense scale and pace of new development on the Gold Coast seems to be in stark contrast to our current experience in Melbourne. We were given a tour up and down the coast by local expert, Greg Swemmer, a proud Main Beach resident and owner of Chateaux Property Group. With his finger on the pulse, Greg showed us numerous development opportunities stretching from Main Beach along the coast to Burleigh Heads. Still focused on very tall and large scale developments, there appeared to be numerous empty hoarded sites waiting to start construction. The street scapes particularly along the beachfront lacked a human scale making many of the precincts feel uncomfortable. However venture further into the suburbs, where those servicing the vast tourist industry are based and you can truly see the growth and development of the Gold Coast firsthand. We were genuinely impressed with the upside potential particularly for medium density residential and commercial uses. Additionally the recent redevelopment of the Gold Coast International Airport is part of the transformation of the Gold Coast into a truly international city, which together with continual growth from within Australia, demonstrates an almost unlimited potential for this area. Our team has just returned from an off-site strategic planning session in Brisbane and the Gold Coast. We decided to head to Qld to see first hand the challenges and opportunities facing developers and property owners there. Our insights from Brisbane……. Brisbane is no longer the ‘younger sister’ to Melbourne & Sydney. It has emerged with its own distinctive personality and confidence. Having recently been named the 2nd most cost-effective city in the world to live in, courageous planning has allowed individual pockets of activity to be interspersed around industry without being so reliant on the CBD. An example is the impressive Calile Hotel, where we experienced the transformative power that an innovative project can have on a whole suburb. The James Street precinct in Fortitude Valley has been transformed to the next level by the development of this one project. Albeit this is a precinct under development since 2008, it took real imagination and determination by the developers and a brave Council to approve this hotel in that location. Further down on the Brisbane River, the Howard Smith Wharves has used its ‘under the bridge’ location to create the place making for a vibrant hotel & hospitality complex. Another stand out was West Village, a large-scale regeneration of an ice cream factory complex into a curated and edgy mixed use development with fantastic street scape activation. And finally the new Star Casino Complex on the edge of the CBD, combining hospitality, commercial and residential uses into a billion dollar plus landmark on the waterfront. These developments and precincts seem underpinned by Brisbane City Council’s commitment to investing in the infrastructure and services needed to support these developments. No doubt the upcoming Olympic Games in 2032 is a major motivation together with high population growth. Brisbane is testament to what can be created in a development positive environment and the warm weather all year round certainly makes it a very attractive city to visit and work in. PROJECT COMPLETION | MORRIS MOOR BUILDING 4 We're excited to share a walk through of an adaptive reuse project we're really proud to be part of, Morris Moor Building 4 in Moorabbin. The redevelopment of Building 4, Up Property's largest venture to date, spans an impressive 14,000 sqm. And with the collaboration of all stakeholders, we were able to meet the tight 11-month programme, a testament to everyone's efficiency and dedication. Featuring our client Marcus Jankie, General Manager of Up Property, and our PM Jamie Kerr, the walkthrough highlights how the sunlit commercial spaces have been blended seamlessly with existing features and modern innovations. A key feature of this project was Up Property's commitment to sustainability. By reusing the existing concrete floors and avoiding new construction, along with other other initiatives the project saved a staggering 19,000,000 kg of carbon!
