Construction is set to commence soon for our long-standing customer, IVE Group, with CIP Constructions appointed as the builder for this built-to-suit facility at our 41 ha Rubix Connect estate in Melbourne’s south east. Scheduled for completion in 2025, the facility will feature a 32,002 sqm warehouse and 700 sqm of office space, a drive-around hardstand, six recessed loading docks, 17 on-grade roller shutter doors and 228 car parking spaces. Bulk earthworks will be completed in the coming weeks, with stormwater, hydraulics, and concrete footings works commencing by the end of the year. CIP Constructions brings a proven track record, having delivered numerous facilities for Frasers Property Industrial. Including Freedom Australia, Decor, Sello Products Pty Ltd, Visy, Nolan Group Australia, Kitchen Warehouse Australia, Crusader Caravans Australia, and Intelligent Engineering Services, LLP. We’re thrilled to announce that Fletcher Insulation has signed two new leases with us in Victoria, marking our third transaction with the group since 2020. Fletcher Insulation will expand their footprint in the southeast with a new facility at Rubix Connect in Dandenong South, featuring 5,465 sqm of warehouse space, 305 sqm office and the facility will be used for manufacturing their exceptional insulation products and is due for completion in February 2025. Additionally, Fletcher Insulation will also occupy a facility at The Key Industrial Estate in Keysborough, commencing May 2025. This facility will provide a 10,693 sqm warehouse and a 514 sqm office, supporting the groups storage requirements. What is the impact of a demolition done sustainably? And how can developers rethink the demolition process to make better use of materials? Alexander Heubes, Managing Director Europe recently wrote an article for Zero by DVZ sharing his take on sustainable dismantling with the example of how new ideas and processes have been applied at The Tube, our new 14ha industrial park in Germany. The former Vallourec tube factory in Düsseldorf-Reisholz in Germany, was demolished with around 100,000 tonnes of demolition materials recycled on site, which led to a reduction in truck movements reducing CO2 emissions and the environmental impact caused by noise, dust and vehicle movements. Together with Sunrock, we are excited to announce the installation of a 6.7 MWp solar power system at The Tube in Düsseldorf, Germany. The installation of 14,600 panels across the 74,000 sqm roof area began in September this year, with completion expected in March 2025. Once complete, this system will generate 6,039MWh of local electricity which will help reduce approximately 2,627 tonnes of CO2 emissions per year. Alexander Heubes, Managing Director Europe of Frasers Property Industrial, said “The Tube is our first project in Germany developed under our revised ESG requirements and it aims to achieving DGNB Platinum certification. Frasers Property Industrial reports profit before interest and tax of S$409.3 million (A$460.7 million and EUR 286.0 million) for FY24. Key performance highlights include: - Total AUM valued at S$12.0 billion - Portfolio consists of 175 properties across five countries, equating to 4.6 million sqm of NLA - A strategically positioned landbank of 2.9 million sqm - Strengthened development pipeline with 12 assets under construction totalling ~372,000 sqm for customers such as Probiotec, Penguin Random House, PIP ANZ, and IVE Group. - Completed 12 development projects ~352,000 sqm across Australia and the Netherlands for Komatsu, Knauf, Techtronic Industries, Visy, efm logistics and National Tiles. Preparations for a new 100,000 sqm industrial estate in Günzburg, Germany is in full swing, with demolition and decontamination works completed last month. The demolition has been carried out by Max Wild GmbH with the remaining civil engineering work and processing of the recycled material for new facilities currently underway.
