We are thrilled to congratulate our valued client, Barings, on the successful acquisition of a state-of-the-art #logistics development in Moncada, #Valencia. This large-scale project features an efficient design, offering flexible unit sizes to accommodate a wide range of tenant demands. The development will be constructed in phases, with the first units to be delivered by Q1 2026. The asset is committed to the highest #sustainability and #environmental standards, with the goal of achieving BREEAM Outstanding certification. We are grateful for the trust and partnership we share with the Barings team, and look forward to outlining and executing the leasing strategy for this exceptional project. A special thank you to the seller, Grupo Bertolín, a land developer and construction company with an extensive track record. Bertolín will be responsible for the construction of the buildings and urbanisation of the site. We are proud to have built a strong and collaborative relationship with their team. We look forward to continuing our work together to drive success for all parties involved.
Barings has secured the acquisition of a 123,000 sq m GLA logistic park in Moncada, Valencia under a forward commitment structure to Grupo Bertolín, on behalf of a separate account client, for circa €100+ million. Separately, Barings has completed the strategic disposal of a 55,600 sq m logistics asset in Ontígola, Spain, on behalf of a European core real estate strategy, to Fidelity International. José Carlos Torres, Managing Director and Country Head, Iberia, at Barings Real Estate, said: “The demand for high quality, modern, energy-efficient new logistic facilities in Spain, and in Valencia specifically, remains robust. Working with experienced and reputable developers in the logistics sector is a key part of our investment strategy, and we are delighted to secure our first investment in Valencia. Additionally, the successful sale of our investment in Ontigola demonstrates our active portfolio management approach on behalf of our investors. Gunther Deutsch, Head of Transaction Europe and Country Head Germany at Barings Real Estate, said: “We have not seen compelling logistics opportunities in Spain for some time, with the exception of this transaction, which fulfils many of the criteria we are looking for. 📢 We strengthens european logistics presence with 91 million euros portfolio acquisition ✔️ The transaction was carried out by MilePro, Azora’s logistics REIT created in 2021, in co-investment with a new logistics vehicle, Ashington S.A. Both vehicles have been created in partnership between Azora and Indosuez Wealth Management. ✔️ The portfolio, acquired from CBRE IM, comprises 11 logistics assets totaling 193,000 square meters and is located in the Corredor del Henares on the A2 freeway, the main logistics hub in Spain. 🎤 Javier Picon, partner in charge of logistics at Azora, has stated: "The acquisition of this sizeable and strategically located portfolio marks our latest commitment to the logistics sector, which continues to be characterised by solid demand-supply fundamentals and supportive global trends including the growth of e-commerce and the redesign of logistic distribution chains.
