The demand for sustainable, high-quality logistics properties has led to a significant increase in prime rents across several key regions. Overview of prime rents by region : 📍 Brussels: €75 per m² per year, with limited space availability. 📍 A12/E19 Corridor: €68 per m² per year, reflecting steady growth amid strong demand. 📍 Antwerp/Seaport: €60 per m², driven by continued interest in port-proximate facilities. 📍 Ghent Area: €58 per m², supported by the growing logistics infrastructure. 📍 E17 and E313 Corridors: €55 and €52 per m², respectively. 📍 Liège: €54 per m², thanks to its strategic location. 📍 Charleroi/Mons: €50 per m², reflecting higher vacancy rates in the region. 🔍 Vacancy Rates The logistics vacancy rate has increased to 4% YTD, up from 1.5% at the end of 2023, equating to approximately 650,000 m² of vacant space.
