Great success for RCSI Estates and in particular our Energy Team led by Fergus Durcan and Matthew Snell at the Business Energy Achievement Awards last Friday night; the guys took home not only the award for best Energy Achievement in Healthcare to St. Stephen’s Green but also the overall award on the night for our best in class energy conservation & management programme. Huge kudos to Fergus and all the team who have implemented a wide range of innovative strategies to reduce RCSI’s carbon emissions.

The optimisation of heating and cooling equipment in commercial property can offer energy cost and carbon reductions of 70-80% without major capital investment and with minimum disruption in already efficient buildings. This can also offer the potential for properties to meet the Paris 2050 performance standard. Many thanks to Urban Land Institute (ULI) Ireland for putting on a CPD on “RoadMap to NetZero”, presented by Tom Ascough, Symphony Energy. Symphony Energy recently won the UK & Ireland ULI PropTech Innovation Award. Kicking off the meeting Cliodhna O' Connell, Henderson Park Capital Partners, a member of the judging panel, spoke about the PropTech Innovation Award. She pointed out that it is a great platform for PropTech companies to get their ideas out to the 45,000 members of ULI globally. It also serves as an excellent way for companies to network with a wide range of companies in the real estate sector. Tom then spoke about the HVAC Optimisation solution that is delivering unparalleled HVAC consumption reductions, bridging the Performance Gap, and making NetZero achievable. Highlighted by the judges as effective, scalable and affordable, HVAC Optimisation makes it possible for most Large Office buildings to hit their 2050 Energy Usage Intensity targets at the cost of £12-£27 per sq.ft, thus avoiding the huge cost of fabric upgrades. There followed a wide-ranging Q&A session and a tasty lunch provided by our hosts IPUT Real Estate Dublin at the Making It Work Auditorium. Thanks all. #NetZeroBuildings

The UK Green Building Council has set energy performance targets measured in kilowatt-hours per square metre per year (kWh/sqm/year) for commercial buildings with air-conditioning. ➡️ UKGBC Paris Proof 2025: 90 kWh/sqm/year ➡️ UKGBC Paris Proof 2030: 70 kWh/sqm/year ➡️ UKGBC Paris Proof 2035: 55 kWh/sqm/year ➡️ UKGBC Paris Proof 2050: 35 kWh/sqm/year The reality is that the majority of buildings are nowhere near meeting even the interim targets. Achieving Net Zero in Commercial Buildings: A Strategic Roadmap The journey to net zero for commercial buildings requires a comprehensive and strategic approach. At Symphony Energy, we advocate for a four-step roadmap to decarbonisation, enabling buildings to meet and exceed the Paris Proof 2050 energy performance targets decades ahead of schedule. ➡ Step 1: Focus on Efficiency First Optimise energy use as an initial step by deploying innovative HVAC heat recycling. This will massively reduce energy demand while at the same time identifying cooling load imbalances which can be individually fixed before leveraging deep optimisation technologies. ➡ Step 2: HVAC Plant Enhancements Enhance older buildings' HVAC systems for improved efficiency with variable temperature controls, maximised heat recovery and enhanced BMS communication. ➡ Step 3: Heat Electrification Transition to electric heat pumps, reducing carbon footprints by utilising renewable electricity grids. ➡ Step 4: Fabric Upgrade If Paris Proof 2050 efficiency has not already been achieved with Steps 1-3, then plan for strategic insulation, airtightness, and facade improvements, particularly for buildings over 15 years old. By following this roadmap, commercial buildings can achieve significant energy savings, ensuring compliance with Paris Proof targets while maintaining cost efficiency.
