Im Jahr 2023 führte die Erhöhung des Referenzzinssatzes zu deutlichen Mietsteigerungen für viele Wohnungsmieter. 👉Wie wirkt die Mieterhöhung auf die Mieterzufriedenheit und welche Mietverträge waren von den Mieterhöhungen betroffen? Im Rahmen des Kooperationsprojekts TenantCM führten wir Mieterbefragungen vor und nach der Ankündigung sowie während der tatsächlichen Umsetzung der Erhöhung durch. So ergab sich ein einzigartiges natürliches Experiment. 𝗨𝗻𝘀𝗲𝗿𝗲 𝘄𝗶𝗰𝗵𝘁𝗶𝗴𝘀𝘁𝗲𝗻 𝗘𝗿𝗸𝗲𝗻𝗻𝘁𝗻𝗶𝘀𝘀𝗲: 📊 Bestehende Ungleichheiten: Mieter mit Altverträgen profitieren häufig von tieferen Wohnkosten und zeigen höhere Zufriedenheit, während neuere Verträge meist näher an der Marktmiete liegen und die Mieter im Schnitt unzufriedener sind. Die Referenzzinsbindung verstärkt diese Schere zusätzlich, da die aktuellen Mietanpassungen vor allem neuere Verträge betreffen. 📊 Die Ankündigung der Mietzinserhöhung allein führte bereits zu einem deutlichen Rückgang der Mieterzufriedenheit – die eigentliche Umsetzung der Erhöhung hatte dagegen keinen weiteren Effekt. 🔍 𝗪𝗮𝘀 𝗯𝗲𝗱𝗲𝘂𝘁𝗲𝘁 𝗱𝗮𝘀? Langfristige Auswirkungen aktueller Mietvertragsmodelle prüfen: Eine umfassende Analyse der gesamtgesellschaftlichen Auswirkungen ist notwendig, um zu beurteilen, ob die Referenzzinsbindung weiterhin und langfristig die gewünschte Wirkung zeigt oder Systemanpassungen notwendig sind.
