We're incredibly proud to have been involved in this flagship, 80 apartment extra care scheme on the site of the former Spire Hospital in Whalley Range. We have advised Great Places Housing Group and had the privilege of submitting the application on behalf of not only our client, but those in the LGBTQ+ community. It's so important to provide an inclusive communal environment where people feel free to be themselves in older age. We're also happy to propose a neighbouring residential block for 40 much-needed shared ownership apartments. Credit to Triangle Architects for working so hard on delivering an attractive scheme and to the wider team for putting up with us! Rowlinson, Simon Fenton Partnership, Urban Green, Energy Counsel, E3P, Shepherd Gilmour, SK Transport Planning Ltd and Manchester City Council for their constructive input. #whatdowegetforourtroubleandpain #whalleyrange #extracare #lgbtq #affordablehousing
We're delighted to announce that we've submitted plans for the ‘first of a kind’ purpose-built majority LGBTQ+ Extra Care housing scheme in Whalley Range, south Manchester. The plans for the former Spire Hospital site on Russell Road in Whalley Range, have been developed with the input of the Russell Road Community Steering Group, Manchester City Council and LGBT Foundation. The planned scheme will deliver 80 one- and two-bedroom apartments for older people within a high-quality sustainable building of four to five storeys that offers both a strong and inviting presence whilst designed with the context of the surrounding conservation area in mind. The development will be funded by Great Places, complimented by grant funding from Homes England and Greater Manchester Combined Authority Brownfield Housing Fund. The site will also include a neighbouring shared ownership block consisting of 40 apartments, a mix of one- and two-bed apartments, delivering affordable homes to first time buyers and eligible customers, helping to address emerging affordability issues in places such as Whalley Range. Key points of new AGMA planning policy from an energy / sustainability perspective; 1. The energy hierarchy (similar to GLA london plan) appears to have been adopted 2. Expectation is to Be Net Zero now, from adoption 21-03-24. 3. Any residual CO2 above net zero will be chargeable through a carbon levy. (GLA use £95/tCO2 residual for 30 years). 4. From 2025 calcs will include Regulated and Unregulated energy within the calculations. 5. Emphasis on connecting to a DHN following the “Heat and Energy Network Opportunity Areas” document 6. Any resi development of 10 units or more or non resi over 1000m2 will need consideration of district heat network connection 7. BREEAM Excellent Energy Ene01 credits applicable now rising to BREEAM Outstanding Ene01 credits from 2028 8. The space heating and HW targets are quite specific and we’re currently checking outputs against this standard – it may rule out certain energy solutions (direct heating etc) 9. Interestingly even if installing a heat pump solution there appears to be an expectation of 20% ground floor area as PV installed, rising to 40% in 2025. 10. Whole embodied CO2 is referenced but cannot see a date for implementation yet. It’s more rigorous standards which will need to be priced onto all new developments with early input needed to address the correct solution. Give Energy Counsel a call if need any help.
𝗠𝘆 𝘁𝗼𝗽 𝘀𝘁𝗼𝗿𝗶𝗲𝘀 𝗳𝗿𝗼𝗺 𝘁𝗵𝗶𝘀 𝘄𝗲𝗲𝗸 It's been a busy five days at Place North West HQ - the built environment world hardly gave us journalists any time to recover from MIPIM!
