Litton Properties is an East Midlands based property development and investment group, established in 1995. We’re based in the historic Lumford Mill in Bakewell, the heart of the Derbyshire Peak District. It is our aim to continue to deliver high quality developments; to grow and add value to our portfolio; to provide high levels of service to our occupiers and to continue building our reputation as one of the leading developers in our region - undertaking all forms of commercial and mixed use development with over 20 years' experience in delivering property solutions to often complex sites. We believe in working in partnership with land owners, occupiers and our supply chain to achieve mutually beneficial outcomes. It is our aim to continue to deliver quality developments; to grow and add value to our portfolio; to provide high levels of service to our occupiers and to build on our reputation of being one of the leading developers in South Yorkshire and the East Midlands. Our investment and asset management division identifies, delivers and manages investment opportunities to maximise values for our portfolio. We acquire and dispose of investment properties, both existing stock and some of our development properties.

  • Let’s talk energy. At Litton, energy sustainability is a key priority. That’s why we’ve equipped three of our locations - Riverside Works in Bakewell, Tradeworld in Rotherham, and Archer Road in Sheffield - with photovoltaic (PV) systems. These installations generate a combined annual output of approximately 474,925 kWh, cutting CO2 emissions by 115 tonnes each year. To put this into perspective: - Electricity Use: Enough energy to power 38 UK households for a year. - Car Emissions: The equivalent emissions of 35 cars in a year. - Domestic Heating: It could provide enough energy to heat 25 UK homes for a year. - Flights: Comparable to avoiding the CO2 emissions of 23 round-trip flights between London and Edinburgh. - Tree Planting: Equal to the annual carbon absorption of roughly 4,500 trees, each absorbing 25 kg of CO2. These efforts not only reduce our carbon footprint but also bring significant environmental benefits to the communities and businesses we serve.   • Litton have successfully handed over the next building at Riverside Works to Huber UK Temperature Control Ltd. Building I "The Innovation Building" has reached practical completion and is the first of four new buildings being delivered as part of the current redevelopment phase, providing modern high-quality employment accommodation within the Peak District at Riverside Works in Bakewell, Derbyshire. Huber instructed Litton also to handle their fit-out works, providing a turnkey building facilitating a swift relocation to their new, fit-for-purpose headquarters. We warmly welcome our newest occupiers to the Riverside Works community where Litton are also based and wish them every success! ARS Ltd specialises in investigating archaeological remains, providing valuable insights and historical knowledge for clients and society alike. They have also acted as archaeology consultants throughout for the Riverside project as pictured below. Riverside Works is rich in history, once home to Richard Arkwright’s historic Cotton Mill, making it the perfect backdrop for ARS Ltd's continued growth. Today, our industrial legacy lives on, as Riverside Works stands as the largest business park within the Peak District National Park, fostering a dynamic hub of diverse businesses.   • 🌟Team Litton Training In Full Swing: The Buccleuch Challenge 2024! 🌟 Team Litton are gearing up for The Buccleuch Challenge, taking place on the 6th September 2024! 🏞️ This annual event, organised by Buccleuch Property, will take place across the rugged and scenic landscape of Drumlanrig Castle in Scotland. Team Litton have been preparing to tackle the 6-hour adventure race which typically involves a series of physical activities, such as running, cycling, and other surprise endurance tasks such as archery, raft building and even sumo suits! This year’s charity partner is Chris’s House, a charity which is dedicated to supporting individuals affected by suicide and mental health challenges by offering a safe, welcoming environment for those in crisis or struggling with suicidal or mental health challenges. The charity plays a crucial role in suicide prevention and mental health support, working tirelessly to offer hope, help, and healing to those in need.     Litton Properties are honoured to be hosting Derbyshire CLA for their 2024 AGM at Riverside Works. This is an unusual visit for The CLA but Litton are hoping to showcase their flagship Riverside Works project. Riverside is a significant mixed use regeneration project set within a National Park as well as a rural and riverside setting. The site extends to just under 30 acres overall on the edge of Bakewell and was originally a cotton mill developed by Sir Richard Arkwright. It subsequently utilised the first overshot water wheel used in a cotton mill. The site has significant heritage and archaeology designations including a scheduled ancient monument. What would be a major and complex project in any location has also been faced with significant planning challenges despite being zoned for redevelopment. The project is now well under way served by a new £1.25M bridge access over the River Wye and is now home to a number of occupiers including award winning Thornbridge Brewery, Chatsworth & The Devonshire Group , The Bakewell Bakery, Carrs Billington Agriculture (Sales) Ltd., DEFRA and others. The site also hosts a gym, two bakeries, holiday cottages, fly fishing and many smaller local businesses in offices, workshops and storage units. Thornbridge Tap Room welcomed over 120,000 visitors last year. The next phase is on site and will complete in December. A number of new occupiers including artisan chocolate manufacturers Holdsworth Chocolates Bloomers Bakery and Huber UK Temperature Control Ltd will move in. Further plans include a 72 bed hotel, a restaurant and more employment space and residential. The themes we hope to focus on are: rural business, the planning obstacles they face, the implications of jobs and employment for rural communities and managing commercial assets. The event is being held in one of the new buildings followed by a site tour and a visit to the Thornbridge Taproom. It has been 10 years since we completed the demolition of the former Ruscon Engineering Works in Rotherham and obtained planning permission for a new 65,000 sq.ft. trade counter scheme. Construction completed in 2017, Tradeworld is a fully let scheme and home to National Tyres and Autocare, Al-Murad Tiles, Easy Bathrooms, Angling Direct PLC, URBAN Fresh Burgers & Fries, Halfords, The Gym Group and United Carpets. The scheme was retained by Litton Properties and forms part of our portfolio.     We have an exciting opportunity for a Property Management Surveyor to join our fantastic team in Bakewell, Derbyshire to support and assist with the management of the group’s growing commercial property portfolio. This role will; -Ensure assets are managed to maximum efficiency and a high level of service is provided to all occupiers. -Seek opportunities to grow net income through active asset management and refurbishment schemes. -Establish and maintain strong relations with occupiers and suppliers. -Ensure timely planned and reactive maintenance. -Take a leading role in active marketing of vacant and new space, lead negotiations and conclude lettings. -Coordinate with occupiers in relation to all landlord and tenant matters including rent reviews, lease renewals, tenancy departures and dilapidations. -Manage service charge budgets and expenditure. -Ensure timely rent and service charge demands.
