Work is advancing rapidly at 40 Broadway, where our London team are delivering the 130,000 sq ft Grade A office development creating a high-quality, wellbeing-led office building within the heart of Westminster. Check out the latest progress in this video showcasing the steel frame now installed up to level 6, wrapping around the core. The team has completed phase 2 of metal decking and shear studding, alongside all concreting for phase 1. Levels 1 and 2 are already poured as part of phase 2, and the precast concrete staircase is in place from the ground to the 3rd floor. On the mechanical side, FCU units are progressing well on the first three floors, with pipework and wiring installation to follow. Fire-stopping spray has been applied to the lower-level steel beams, while the external SFS façade stud work is taking shape. Scaffolding is up on both the Broadway and Carteret Street elevations to level 4, and block layers are advancing in the basement. Retail Leasing Success We’re pleased to announce that our High Street retail portfolio is now fully let following the successful lettings of our retail units in Chichester and Tunbridge Wells. At Tunbridge Wells, we exchanged an agreement for lease with a Burger King franchisee for the ground and basement floors before serving the break notice on the existing tenant who occupied the whole of the building. After securing vacant possession, we undertook works to separate the ground and basement from the upper floors before the lease completed. We have retained the upper floors which now have the potential for a change of use or development scheme. In Chichester, we successfully navigated a challenging situation with a tenant facing financial difficulties. We managed to agree a mutually beneficial surrender which included them paying a premium which allowed us to let the unit to 17 Grams Coffee Roasters. Both of these units are in prime locations in great towns, which further demonstrates the importance of having the right units in the right locations. We are actively looking for vacant or short income retail investment acquisition opportunities in prime retail towns within a 125 mile radius of London with good quality connections, please get in touch if you have anything suitable.

16 Eastcheap, London, EC3 – Fully Let We are pleased to announce that 16 Eastcheap is now fully let. The offices were let within just 12 months from completion of the refurbishment works. Tellon Capital comprehensively refurbished and extended the building to create over 36,000sqft of high quality, modern self contained offices over 7 floors including a ground floor and basement leisure unit. As part of the refurbishment the reception area was reimagined to create a hospitality style light and welcoming entrance to the building and an extended roof terrace was added with panoramic views over London. We worked jointly with the tenants to transform the CAT A floors into bespoke fit outs which is a great example of working collaboratively to create dynamic and functional work spaces. The ground floor has also now been leased to an exciting restaurant and bar concept, which will create an exciting environment.
