What are some of the common valuation tools and software used in your industry?

We use DCF in the Iranian capital market to prepare valuation reports. Some of the advantages of using this method are: - Paying attention to the company's future performance and ignoring market factors. - Paying attention to the effect of the growth and profitability of the company on the increase in value. - Paying attention to the effect of capital costs and liquidity of the company on the decrease in value. - Can be used for private and public companies. Some of the disadvantages of using this method are: - Low accuracy of forecasts in the irregular and unbalanced capital market. - Results are sensitive to changes in discount rates and cash flows. - Not including non-financial factors such as competition, technology and law.

Real Estate is most commonly valued using Discounted cash flow (DCF) models which in turn requires comprehensive market data about market rents and vacancies from the relevant sub-market which the property is assumed to belong to. Analyzing comparable sales is important for the evaluation of value-affecting factors. This analysis involves the assessment of the comparability of building properties, tenant structure, market trends as well as processing of the purchase price and an analysis of the initial and exit yield requirement for the transaction.

While applying DCF, we lay special emphasis on the following: + Recent annual reports of the company under consideration, particularly the sections on directors report, management discussion and analysis, and risk management. + Concalls of the last four quarters, to have the management's explanation of what went well and not so well. + As far as possible, conduct personal interviews of the top management to know the future plans + Access capital market data and sanitize it to draw dependable numbers + Plugging all the refined pieces of information in the DCF models to calculate the intrinsic value. More often than not, we try capturing intrinsic value via free cash flows to firm (FCFF) and free cash flows to equity (FCFE).

Comparable analysis might be tough or not a good option for private-based or non-listed companies. It can be the better option for listed companies. We can follow the general steps below: 1. Identify comparable companies. 2. Gather financial information on comparable companies like Revenue, EBITDA, Net Income, PE Ratio, EPS etc. ( We can see in the published report) 3. Calculate the valuation ratios for the comparable companies like P/E ratio, EV/S ratio, EV/EBITDA 4. Consider the purpose of the valuation.

Assuming comps have same cash dynamics and Comparable margins and roic. If there is one profit dimension, r the opportunity for that company to attain or improve upon, may appear a deeply undervalued or overvalued co.

Comparables (comps) are overused - from an investor’s perspective. I may use historical averages or medians of a set of comps - of the last 3 years - as LIMITING constraints on valuation multiples. But here’s the key point: I use comps AFTER I’ve already estimated valuation scenarios using other methods. For sellers or people in transactional business who simply want to siphon risk off their books, comps may be more valuable (pun intended).

Scenario Analysis is a must-have. The inconvenient truth is that every DCF model is wrong. Forecasts are wrong. Some are less wrong than others. We need to think in probabilities. No need to have a Monte Carlo simulation. All valuation is subjective. Yet valuation professionals have the challenging task of maintaining an air of objectivity. To that extent, there are a myriad of tools at their disposal. The most basic approaches are Income, Market, Cost and Option-pricing but each has several subcategories. Additionally, there are different schools of thought and valuation theories on adjustments (size, growth, liquidity, control, complexity, so forth). Database tools include Bloomberg, Capital IQ, Pitchbook, etc. But the most important is common sense and experience. Professionals would do well to review their work against market expectations (the mass is not always right or wrong) and sense-check their computation (more numbers breed more confusion).
