Baby, it's cold outside! ❄️ And the LAST thing you want to deal with this winter is a frozen lock, posing a major inconvenience AND safety hazard. A little maintenance is key 🔑 (see what we did there?). ✔️ Inspect and Lubricate: Use a lock-safe lubricant to keep moving parts smooth and frost-free. ✔️ Check for Wear: Damaged or loose locks are more prone to freezing—replace them before the cold sets in. ✔️ Keep It Dry: Moisture inside a lock can freeze. Make sure seals around doors are intact to reduce exposure. Just another thing to add to your smart, proactive maintenance strategy. The 2024 annual MCD Media Condo Lifestyles State of the Industry shared insights to be carried into 2025 that every #CAM professional needs to consider. Here are a couple hot button issues we found interesting: Problem 1: Legal advice from AI tools such as Chat GPT being presented as fact by Associations. 🚨It's a risky move - like taking a WebMD printout to your doctor. What We Learned: ✔️ AI is great for tasks like drafting violation letters to unit owners or creating detailed RFPs. ❌ But when it comes to legal advice? Stick to the experts or it could be a costly mistake. Problem 2: 3%-5% are normal insurance renewal premium increases. Over the past few years, associations are facing 10%+ hikes & CAM's are blamed for not "shopping around enough." What We Learned: ✔️ Educate Boards & their Managers on the impact of filing claims—especially small ones. A $10K claim on a $5K deductible can drive premiums up unnecessarily. ✔️ Involve your insurance agent in board meetings to explain market trends and how claims history impacts costs. Being part of the #CAM community means staying ahead of trends and challenges.
