EIP is very pleased to share the news of our recent acquisition of the Barnes Prairie Mitigation Bank! A very exciting development and EIP’s first investment in the State that will deliver mitigation to a wide array of permitted impacts while also helping to restore and protect an important wetland ecosystem near the Chiwaukee Prairie, an internationally recognized wetland of significance.
Bear Real Estate Group has sold Barnes Prairie Mitigation Bank to Ecosystem Investment Partners V, LP. Located in the Southwestern Lake Michigan watershed of Wisconsin, Barnes Prairie has restored and enhanced approximately 400 acres of Wet to Wet-Mesic Prairie, Sedge Meadow, and Shallow Marsh wetland systems. The credits generated by this Mitigation Bank provide ecological offsets required under the Federal Clean Water Act and Wisconsin’s state regulations to both private and public clients. Mac Shropshire Consulting acted as financial advisor to Bear Real Estate Group. S.R. Mills, CEO & President of Bear Real Estate Group, commented: "Mac’s guidance and relationships in the space ensured that we received the highest possible value for our asset. Construction is now finishing up on the 5 new streams created near the future Lake Ralph Hall Reservoir and are already beginning to flow with rainwater! In partnership with the Upper Trinity Regional Water District and Mitigation Resources of North America, EIP has now restored over 6 miles of streams connected to the North Sulphur River in Texas that were disrupted when the river was channelized in the early 1900s. This winter, construction will near completion with over 40,000 native trees and grasses beginning to be planted before the site moves into monitoring. #naturebasedsolutions #ecologicalrestoration

Yesterday, we had the opportunity to tour the future Lake Ralph Hall, a project owned and operated by Texas Water Conservation Association members Upper Trinity Regional Water District. Once complete, this lake will provide 180,000 acre-feet of crucial water storage, supporting economic growth, recreation, and future water needs in an area projected to see a five-fold population increase over the next 50 years. A huge thank you to Texas Water Supply Partners and the Upper Trinity Regional Water District team for hosting us and offering a look at the bottom of what will soon be one of Texas’ newest lakes!

It has now been a week since our Lookout Slough Tidal Habitat Restoration & Flood Improvement Project had all of its final breaches completed and we are very pleased to share that the site is now fully restored and serves as critical storage of Yolo Bypass flows. Over 25 miles of new tidal channels now serve as navigable waterways that are open to small watercraft and over 3,100 acres of tidal marsh habitat are inundated by daily tidal exchange.
