Today marks a significant milestone for the visionary “Illinois Quantum and Microelectronics Park (IQMP)” and the whole 400+ acres site on the South Side of Chicago as the Chicago Plan Commission officially approved its master plan. This approval brings us one step closer to turning this transformative project into reality. The Chicago Plan Commission approved rezoning this land at 8080 S. DuSable Lake Shore Drive to allow the proposed quantum campus withIQMP taking up a little more than a quarter of this property in the South Chicago neighborhood. It’s important to remember that U.S. Steel’s South Works plant, which opened in 1882 and closed in 1992, has stood vacant for over 30 years. Now, with IQMP, we have a once-in-a-generation opportunity to breathe new life into this site, bringing immense economic benefits to communities across Chicagoland. This project will further strengthen Chicago’s position as a global leader in Quantum Computing and advanced technology. At Clayco, CRG, and Lamar Johnson, FAIA Collaborative, we are honored to partner with Related Midwest and many other partners to create a thriving and inclusive future for Chicago’s South Side. A heartfelt thank you goes to the dedicated teams across various City Departments and the Chicago City Council. Special recognition goes to the Chicago Department of Planning and Development, led by Commissioner Ciere Boatright, as well as the City’s Chief Operating Officer John Roberson, Aldermen Peter Chico and Gregory Mitchell, whose support has been instrumental in driving this progress forward. Pritzker announced that the University of Illinois Urbana-Champaign has joined and will play a leading role at the multi-state SMART USA (Semiconductor Manufacturing and Advanced Research with Twins USA) Institute. 🌟 The SMART USA Institute is a pioneering public-private initiative to advance #semiconductor manufacturing and development. A few key details about this innovative collaboration: ☑️ Illinois Department of Commerce and Economic Opportunity committed matching funds to support efforts at the Illinois Quantum & Microelectronics Park (IQMP); Innovate Illinois, the public-private coalition formed to drive a coordinated and robust effort in securing federal funding, played a critical role. ☑️ The University of Illinois Urbana-Champaign will oversee the midwestern Digital Innovation Semiconductor Center (DISC), which will focus on workforce development and engaging the region’s participants in this industry, especially small businesses. Informative day at the Bisnow Chicago Industrial Summit! I enjoyed connecting with several Illinois partners and brokers. Also great to tour the new Matte57 building by Crow Holdings, a logistics dream building in the busy I-57 corridor 😍 Some takeaways from the event’s panel discussions: 📍Chicagoland is one of the most important cold storage hubs in the world. ⏱️ When it comes to industrial development, lead times and costs have come down approximately 25% since the pandemic, improving speed to market. 💵 Expect to see more spec building vs build to suits because of the amount of risk capital being invested. 🤝 Successful development teams require good communication, collaboration, and a sense of urgency. 📈 Expect to see more automation in cold storage and warehousing to meet the labor demands and growth.
