Part of NYC’s Greener, Greater Buildings Plan, LL88 aims to improve energy efficiency and reduce greenhouse gas emissions in large buildings. Buildings over 25,000 sq. ft. must certify that their upgraded lighting systems comply with the NYC energy conservation code in effect on or after July 1, 2010. Compliance must be certified by a registered design professional (RDP) or licensed master/special electrician by the end of 2024, with an attestation letter filed to the DOB by May 1, 2025. Additionally, electrical sub-metering is required for commercial tenant spaces over 5,000 sq. ft. in commercial & industrial and multifamily buildings over 25,000 sq. ft. Failure to comply may lead to fines beginning at $1,500 per building for lighting upgrades.
