This is probably one of my favorite deals of my career and one that came from a relationship that started when I first became a broker. The owners marketed any space for lease themselves and I brought them a tenant that stayed for over 8 years. When we worked on the lease, I really enjoyed hearing the history that got them to where they were today. Bob (one of the owners) told me when they bought the two lots in the 70's there was nothing there but a cow tied to a post. I always heard Billerica referred to as "cow town" as a kid so that tracked. Can't say I've seen any first hand though. I stayed in touch every year with Bob and Fred (the other owner). When it came time to sell, they reached out to me. Looking back on it, I'm glad it was 8 years later and not less. I needed that time to sharpen my skill set to get the job done. The buildings had a lot of deferred maintenance since Bob (now in his eighties) was handling most of it himself. Despite that, we recognized the buildings had value and the demand from investors is high for this type of asset even with the deferred maintenance. We're very happy to have assisted a long time client to sell and look forward to working with the new owners (Juniper, LLC) as the leasing agent. I finally got the leasing assignment I asked for 8 years ago.
