December Closings and Power Outages You Should Know About: 🛑 A planned power outage from Friday, December 20 at 6 p.m. CT through Monday, December 23 at the TREC building headquarters will affect the services available to license holders online and by phone. 🛑 The agency is closed in observance of the holidays from Tuesday, December 24 through Thursday, December 26. After combing through 1,100 complaints during his 11-year tenure with the Commission, TREC Chief Investigator Roy Minton wins Investigator of the Year for a second time. The first win was in 2019. Your Questions Answered: In Texas, transaction coordinators and showing agents are frequently used by brokerages as part of their business model, but sometimes these models entail working for other brokerages. So, what are they allowed to do? 👥 If you are a licensed sales agent and you engage in brokerage activity while providing transaction coordinator services (even if inadvertent), you must get written authorization from your sponsoring broker first and only act within the scope of that authorization. 👥 If a licensed sales agent shows a property listed by another brokerage for compensation, the sales agent must obtain written authorization from the agent’s sponsoring broker prior to the showing. ➡️ More answers: https://lnkd.in/g4utNE7y

The 2025 form changes were adopted by the Commission during its November 4 meeting. They apply to all contract forms unless specified otherwise. ⏳ Keep in mind, the updated Condominium Resale Certificate (TREC No. 32-5) is a voluntary-use form. All remaining contract forms adopted by reference are available for voluntary use until January 3, 2025, when their use becomes mandatory. 🛑 TREC is not affiliated with third-party form vendors, including zipForm.
