From innovative funding models to leveraging transit hubs for density, key insights included: 🏡 The Housing Crisis is Everywhere – Home Attainability Index data reveals affordability challenges are no longer just a coastal issue. Creative Development – Turning a fire station into affordable housing? It’s happening. 🚊 Building Where It Makes Sense – High-density housing near transit is a missed opportunity in many cities. Preservation Matters – 500,000 affordable units risk conversion to market rate this decade—how do we protect them? Breaking into real estate isn’t easy—especially for Black professionals. Of the 112,046 private real estate developers in the U.S., only 447 are African American—a stark reminder of the barriers to entry in the industry. But as panelist Leonard Allen-Smith put it: “Just keep knocking. You cannot be denied at the door.” At ULI New York’s recent panel, Black real estate leaders shared how they built successful careers in an industry where opportunities can be scarce. We are pleased to announce the four finalists and four honorable mention proposals for the 23rd annual ULI Gerald D. Hines Student Urban Design Competition. The 2025 competition asked teams of five students representing at least two different disciplines to devise a development program for a real development site in Cleveland, Ohio. The four finalist teams consist of: 1. ANCHOR by Georgia Institute of Technology students: Mason Gaines, Devon Erickson, Matthew Bean, Vincent Parisi, and Kai Wang 2. CLEarwater by Massachusetts Institute of Technology students: Cale Wagner, Mikel Berra Sandín, Dylan Roth, Soala Ajienka, and Sam Sentongo. 3. Lakeshore by Harvard University and Massachusetts Institute of Technology students: Maurice el Helou, Eno Chen, Joshua Udemba, Nathaniel Chavez-Baumberg, and Thomas Hyo-min King 4. The Anchor District - Where the Blue Future Begins by Massachusetts Institute of Technology students: Mabelle Zhang, Hazel Park, Andrew Oh, Kaicheng Zhuang, and William Du. The four honorable mention teams consist of: 1. Current Block by University of Calgary students 2. Regenesis Haven by University of California, Berkeley students 3. The spectaCLE by Georgia Institute of Technology students 4. URBAN NEXUS by City University of New York - Baruch College students During the last phase of the competition, the finalists will have the opportunity to expand upon their original proposals and present their ideas before a jury on April 3rd.
