Happy Memorial Day! As we honor the fallen and their families and celebrate the hard work and sacrifice of those who serve, I wanted to stay apprised of the latest options in real estate for veterans and their families. Along with the cool opportunities like using a VA loan to invest in multifamily properties, there was also some disheartening news. Although the number has been significantly reduced, there are still 33,000 veterans estimated to be homeless nationwide with a third of those being homeless in California. There's been much discussion, especially in the last couple years, about possible solutions to resolve this or meet the needs of homeless vets. I found this video that peaked my interest and I'm curious what you all think. Revolutionizing Veteran Housing: Affordable, Permanent Solutions In addressing homelessness among veterans, I’m leading an initiative that uses modular container homes and public land grants to create affordable, permanent housing. This approach promises not only a dramatic reduction in construction time but also significant cost savings for taxpayers. Traditional home-buying methods can be out of reach for many homeless veterans, as they often lack the financial resources or credit scores necessary to access VA home loan guarantees. Through this project, veterans will have ownership of their homes, creating stability and dignity within a model that is both scalable and sustainable. By utilizing locally sourced materials and available public land, this initiative could reshape how we tackle veteran homelessness, offering a feasible, taxpayer-friendly pathway to permanent housing that supports our veterans long-term.

Rocky Mountain Community Reinvestment Corporation has provided $6,377,621 in permanent financing for the new construction of East 72 Apartments in Midvale, Utah. This multifamily development supports the community by providing 89 units for households earning between 25% - 50% of the area median income (AMI). 40% of the units will be subsidized via a federal rent subsidy. 5 units will be set aside to serve those exiting homelessness, there will be 10 ADA units, 5 units set aside for disabled residents, and 5 units will be set aside to serve domestic violence survivors. Service providers for these set aside units include organizations with long standing relationships with Housing Connect that include The Road Home, YMCA, South Valley Services, and Utah Independent Living Center. We extend our deepest appreciation to Housing Opportunities, Inc., which operates as the nonprofit development entity through Housing Connect, the sponsor/developer of this project, in collaboration with Chelsea Investment Corporation, The Richman Group, Zions Bank, The Utah Housing Corporation, Olene Walker Housing Loan Fund, Salt Lake County, Redevelopment Agency, Housing Opportunities, Inc., American Rescue Plan Act, and energy rebates from Rocky Mountain Power and Dominion Energy. On this Veterans Day, if I had one wish, it would be for us to stop funding failed homelessness policies like the ones in this recent article. As Marines, we know the difference between a plan designed to ‘not lose’ and one designed to WIN. California’s ‘Housing First’ approach isn’t a solution—it’s a containment strategy that promotes dependency instead of empowerment. It’s a plan built to avoid failure, not to succeed. And it’s killing us. Yet nonprofits and politicians continue to champion it. Why? Because the tens of billions of dollars poured into these efforts have made failure profitable. South Dakota Community Foundation (SDCF) recently awarded a $10,000 South Dakota Fund grant to Veterans Community Project (VCP). Funding will help support Veterans Support Services, which impacts the lives of Veterans at risk of and experiencing homelessness in the Sioux Falls region. VCP offers holistic support and community collaboration, guiding veterans and their families towards sustainable housing and improved well-being. VCP utilizes tiny homes to allow veterans to progress at their own pace, while receiving individualized care programs tailored to their needs, to prepare them for a self-sustaining life outside of VCP. Once a veteran is Permanent Housing Ready, they are healthy, well trained, have healthy relationships, steady income, and financial stability. Great report on housing and what is happening locally. There is little doubt that with 1) folks living longer, 2) less traditional families and more one parent households…creating a need for two roof tops vs one, 3) a large influx of people into this country seeking asylum (economic opportunity) and 4) Air BnB eating up 1% of housing stock and growing…that housing availability is a challenge. As demand grows and supply stays flat….prices will continue to push up for the foreseeable future.
