LET’S TALK ABOUT CONSTRUCTION OF A MORE STRONGER WALL …… The recent strong winds and rains in the Greater Accra region has caused the collapsing of some walls. This calls for extra cost to construct new wall structures. Probably, an unplanned cost 🤦🏾♀️. I observed how some of these damaged walls looked like and, what eventually may have caused the collapse. OBSERVATION Most of these walls had weak foundations, some were more than 2m without being well secured, some weren’t longer than 1m but lacked proper firmness, some had lighter pillars, etc. RECOMMENDATION Dear property owners, kindly contract well knowledgeable builders to build walls that withstand the strong winds and vibrations in the ground for you. Such people will consider all the various factors that can cause the collapse of your structure, the best materials and methods to use for the wall, other materials that will help withstand winds any day. This consideration will help them construct a stronger wall which will last for years. Today’s News Release is about Residential Building Permits. Building permits are authorisations to initiate new building projects. The objective of these statistics is to indicate the future development of construction activity in terms of the number of approved new dwellings. Today’s release covers the first quarter of the year. These are the main highlights: • During the first quarter of 2024, 486 building permits for a total of 2,596 new dwellings were approved. • When compared to the same quarter of the previous year, the number of approved new dwellings increased by 2.2%. • Apartments made up 72.1% of the total number of approved new dwellings. • The highest number of approved new dwellings (204) was registered in Birkirkara. Africa is facing critical shortage of local building materials such as sand, gravel, clay and timber which is threatening the continent’s rapidly growing construction industry. Given that Africa faces a stiff shortage of housing shelter and related infrastructure, and the quality of homes in most countries is inadequate the availability of local materials would be a booster in closing the gap within the housing subsector. Currently, the cost of construction is quite high amidst depressing poverty levels. Urban areas are grappling with appalling conditions of slums where a large number of people scrape for a living. According to the African Development Bank, the continent’s construction industry is expected to grow by 7% annually for the next decade. However, the availability of local building materials may not support this growth. The quality housing remains a luxury for the majority thus the hope of many owning a home especially the urban poor, keeps dwindling. The surging numbers of people seeking better opportunities in urban areas does not help the situation. If the majority could not afford a good house when construction materials were affordable and readily available, chances of them owning a shelter are much less today because local resources are getting scarce at a much faster rate than was anticipated. Building plans worth N$232 million approved in Windhoek and Swakopmund in May The month of May saw building plans worth about N$232 million approved in Windhoek and Swakopmund as the construction sector growth for the first time in four quarters. According to Simonis Storm, Windhoek observed an increase in building plan approvals in May 2024 as approvals rose by 7.6% m/m and 13.1% y/y compared to May 2023. A total of 199 plans were approved, with a collective value of N$164.5 million. The majority of these approvals were concentrated in Khomasdal, Klein Windhoek, and Katutura. https://lnkd.in/d8QWditi
