📣 📣📣Finally!- Second stair guidance expected this week!! Very much needed as the lack of guidance has created a massive backlog on high rise residential schemes coming forward since DLUHC in December 2022 published a consultation paper on plans to mandate second staircases on residential buildings over 30m in height, subsequently reduced to 18m. “The vacuum created is causing huge uncertainty and frustration, increasing costs and amidst a housing crisis, thwarting the delivery of apartment schemes." "Developers including Peabody, Hill and Land Securities have all admitted to having put schemes on hold or into redesign due to the second staircase mandate, while Berkeley has said it could shift to low-rise building." Can't wait....! We obviously all want to design safe homes and look forward to guidance to achieve this, but also hoping this will be the kickstart the housing market needs to reduce the housing shortage we face. #housingshortage #guidanceneeded #secondstaircase HTA Design LLP

Last Thursday the Victorian Government released its review of the state building industry regulator the Victorian Building Authority. It makes for sad reading. Like most practitioners working in this area we know consumers have been poorly served when seeking prompt and inexpensive redress for building defects. The review recommends greater regulation of building practitioners and stronger regulatory powers. As the review notes “ the best way to prevent owners from facing all the impacts of defective building work is to regulate in a way that prevents the defects in the first place “ . Victorian building practitioners will face a new regulatory regime in the near future.

In 2024, a new Building Regulation will come into effect - Regulation T1 (Toilet Accommodation). This regulation introduces a new functional requirement for toilet accommodation in buildings other than dwellings. It mandates reasonable provision for male and female single-sex toilets. Where space constraints exist, universal toilets are to be provided. Additionally, buildings may include universal toilets alongside single-sex facilities. Construction works need to commence and have 'sufficiently progressed' before October 2024 to benefit from transitional arrangements. This assists in facilitating buildings to meet minimum requirements for their intended use. The NCC covers matters such as structure, health, safety, amenity, accessibility, and the sustainability of a building or plumbing and drainage system. We are very pleased to announce the start of the redevelopment of our Olive Grove depot site in #Sheffield. Along with our colleagues Sheffield City Council Ajman Ali Richard Eyre Mohamed Edroos MBA BEng (Hons) PMP CEng MICE Joe Otten we recently marked the laying of the foundations for our new bespoke office building. The majority of the construction will take place off-site reducing material waste, carbon emissions and construction energy use, demonstrating the bold approach taken by Amey in utilising modern methods of #construction. The new office building will generate 30% of its own #energy use through Photovoltaic solar panels as well as having a #green roof, living walls, rainwater harvesting and a landscaped envelope improving both the #environmental impact and visual appearance for local residents, together with enhanced welfare facilities for employees. The new buildings will be handed back to Sheffield City Council at the end of the PFI contract guaranteeing the future of highways services from this location. We anticipate phase 1 of the redevelopment to complete next summer, followed by the immediate start of phase 2.
